ROLE: Investment Management Associate
LOCATION: New York, NY

ROLE OVERVIEW:
The Investment Management Associate will be responsible for the performance of several assets within the firm’s portfolio. The Associate will support the firm’s investment management team while executing value-enhancing strategies and overseeing daily operations of the portfolio.
ROLE RESPONSIBILITILES:
Leasing
- Engage third-party brokers, negotiate brokerage agreements and monitor performance of brokers in commercial leasing.
- Prepare lease abstracts, loan abstracts, master lease and/or condominium abstracts.
- Monitor tenant compliance with leases, including all financial obligations as well as permitting and/or
- Review and analyze active LOIs and conduct lease negotiations with tenants.
- Monitor and maintain the appearance of vacant spaces, engage engineers, architects, and contractors for
- Alteration requirements under the lease.
- Conduct market studies and execute agreed-upon leasing strategy; establish and maintain broker
- Relationships and market knowledge.
- Any required Landlord’s Work.
Financial
- Established policies.
- Monitor accounts receivable, coordinate collections and respond to any delinquencies in accordance with
- Analyze cash available at each property and discuss any deficiencies/surplus with senior management in
- Draft investor letters and manage reporting processes for lenders and investors.
- Financial modeling of existing investments; create, maintain and update existing investment models.
- Perform variance analysis of financial reports (i.e., budget versus actual, year-to-date performance, year-
- Regularly review all tenant billings of base rent and additional rent.
- Monitor expenses in relation to budget.
- Administer loan covenants and manage the drawdown of loan reserves.
- Review and analyze property budgets and prepare for review and discussion with senior management and
- Interface with lenders for approvals, new loans and refinances.

- Perform buy/sell and refinance analyses for existing investments.
- Recommending capital calls/distributions.

Development
- Coordinate monthly draw packages (equity and debt), which includes invoice processing, budget tracking
- And monthly reporting updates to investors and lenders.
- Review general contractor and consultant invoices for accuracy and compare to applicable proposals/contracts.
- Actively participate in day-to-day project management.
- Coordinate the work of external consultants, including architects, engineers, construction managers.
- Participate in on-site OAC meetings with construction management personnel and design, consultant, and contractor teams.
- Coordinate and attend meetings with regulatory and permit officials to complete entitlements and permits.
Operations
- Work with consultant to review tenant insurance compliance with lease and property insurance compliance
- With loan.

- Regularly visit properties and conduct on-site inspections.
- Work with property managers to bid and oversee operational contracts and services for both repair
- Assist with dispositions and acquisition due diligence as required.
- Prepare documents to affect tax certiorari for each property with approved third-party counsel.
- Interface with property managers and other third parties including lawyers, accountants, partners, architects and consultants.
- Manage tenant relationships and respond to all tenant inquiries and correspondence.
EXPERIENCE REQUIRED:
- Proficient in Microsoft Excel and Argus
- Strong interpersonal/tenant relations skills
- Ability to multi-task and work in a high energy, team-oriented environment
- 3-5 year’s institutional real estate experience
- Strong verbal and written communication skills
- Ability to review and analyze financial reports
- Must be organized, detail oriented, and analytical
