What you’ll do
- Will work with vendors and subcontractors to track project schedules to ensure they’re on track to hit the milestone completion dates
- The VP of Community Operations will help oversee all aspects of master planned community operations including, but not limited to sales, construction, amenity management, purchasing, and warranty
- Manage the construction financials to include house cost, overhead management, and community budgets
- Develop, monitor and adhere to the building budgets, work schedules, labor forecasts with a view towards maximum efficiency
- Will work with internal Mattamy construction and operations teams to ensure deadlines are being met while adhering to quality and safety standards
- Regularly meet with city/municipality/government officials as needed to communicate project information and make sure all permits are in order
- Oversees the siting, construction, opening and closing of sales centers and model homes, having (some) regard for regulatory environments and various locational strengths/weaknesses/opportunities/threats; establishes the best position in the selling environment
- Additional duties to be discussed
- Follow the Mattamy BCTM process (Bringing Communities To Market) in regards to community visioning, market research, buyer profiles, product development, sales center/model development, collateral materials, advertising plan and grand opening
- Develop strong partnerships with trades, ensuring performance in accordance with scopes of work and high focus on quality, as well as building vendor bench strength
- Act as liaison between subcontractors, construction, marketing, sales, customer service and land department
What you bring
- Must be able to perform the physical aspects of a position that requires sitting, walking, standing, and project onsite surveying (standing, climbing stairs/ladders, etc.)
- Have 10+ years in construction/home building operations experience, to include Director to VP level management experience
- Must have experience managing residential homebuilding operations
- Must have experience and an understanding of complex joint ventures
- Bachelor’s degree required, preferably in Finance, Real Estate, Engineering or related field
- Must be familiar with and have experience with larger community construction/operations
- Must have excellent communication and leadership skills and be able to draft accurate proforma’s
- Must be an intelligent, analytical, detail oriented, organized, logic-based businessperson with high long-term potential
- Will be required to frequently drive the communities and provide updates on milestone progress, perform quality inspections and verify safety protocols are being followed
- Must have valid drivers license
Bonus points
- A legal or accounting/finance background would be a plus
- Preferred experience in Senior/Executive management with a regional or national production homebuilder
- Knowledge of local building codes, municipalities, and ability to overcome any community development challenges to be faced in the local market
