Job Description
The Vice President of Acquisitions is responsible for expanding Jones Street’s portfolio of multifamily communities in the Northeast and Mid-Atlantic regions of the United States. Reporting to the Chief Investment Officer (“CIO”), this position has the responsibility, authority, and accountability for sourcing, underwriting, negotiating, structuring and closing acquisitions in accordance with Jones Street’s investment criteria. The Vice President of Acquisitions will oversee a team of analysts and is responsible for providing guidance and management oversight. The ideal candidate will have relevant experience and contacts in both the Northeastern and Mid-Atlantic regions in the United States.


Responsibilities


  • Create Investment Committee materials, including discussion memorandums, investor presentations, due diligence memorandums, and offering memorandums
  • Source, track, plan, and prioritize potential acquisitions, including core-plus, value-add, opportunistic, and development
  • Complete full property underwriting, which includes creating financial models and business plans, completed with assistance from our Asset and Property Management team
  • Supervise the closing process, including validating settlement statements and all prorations
  • Review and evaluate market data and recommend markets and sub-markets to target for acquisitions
  • Assist in hold/sell/refinance evaluations on existing assets
  • Assist in negotiating with seller or seller’s representatives
  • Manage team of analysts, provide guidance on assigned tasks, approve travel, evaluate work product, and complete year-end performance reviews
  • Manage the due diligence process, including scheduling, analyzing, and documenting findings
  • Present opportunities to investment committee and key stakeholders of the company
  • Provide appropriate post-closing support to the Asset and Property Management team to ensure acquisition business plans are enacted
  • Tour all potential acquisition targets and rental comps that have passed the initial screening process
  • Participate in national trade associations that further the business activities of Jones Street, such as the National Multi Housing Council (NMHC) or the Real Estate Finance Association of the Greater Boston Real Estate Board
  • Advise the CIO, Investment Committee, and Asset and Property Management regarding transaction activity and metrics including capitalization rates, comparable/relevant sales activity and expense levels at comparable communities
  • Attend real estate conferences in order to further increase knowledge of market fundamentals and acquisition/disposition trends within the defined territory
  • Network within the real estate community to enhance and support Jones Street’s long-term business plans, establishing contacts with competitors, brokers, developers, potential sellers, data providers, and more
  • Assist the CIO in the creation of the Annual Investment Plan and in the creation of new investment programs


Qualifications


  • Seven to ten years of related work experience required
  • Works comfortably under pressure and meets tight deadlines
  • Four-year college or university degree required, Master of Business Administration or equivalent preferred
  • Strong computer skills, especially in Microsoft Office Suite
  • Excellent written and verbal communication skills
  • Trustworthy and reliable, sensitivity to confidential matters is required
  • Excellent time management skills; can easily conform to shifting priorities and timelines
