Senior Land Development Superintendent

Overview:

Supervises the field construction/operations of a single large master plan community, including staffing, organization, planning, and scheduling, to complete the work on time, within budget, and to quality specified. Must have a minimum of 15 years, experience with land development horizontal construction to managing multiple phases of offsite & onsite construction including corrective mass grading and hillside grading, corrective grading and slide repair, wet & dry underground utility construction and all topside construction. Experience must also include managing trade partners.

Essential Duties & Responsibilities:

  • Perform in the capacity of Stormwater Compliance Coordinator (SCC) in accordance with the projects Stormwater Compliance Program.
  • Manage labor relations with subcontractors and Trumark trade staff.
  • Lead, supervise 2 nd tier Land Development Superintendent and other staff, including providing input on or complete performance appraisals.
  • Participate in sub-contract agreement “Page Turner” meeting with Purchasing Manager and Trade Partner.
  • Review and provide additional information for all contract scopes of work.
  • Review and respond to subcontractor schedule impacts and or claims of productivity impacts.
  • Manage the General Conditions (GCs) and General Requirements (GRs) (back page) for the project to maintain the budget.
  • Manage the overall site safety program as required and ensure subcontractor compliance with Trumark standards and all applicable safety codes and regulations.
  • Oversee work among all trades to promote a coordinated project operation. Resolve local area problems, regarding procedures, precedence, design clarifications, adequate labor and equipment, schedule, and all other appropriate matters.
  • Manage and make decisions related to the performance of work related to scheduling, delivery, logistics, quality control and trade employee staffing levels.
  • Coordinate and collect all associated testing reports, review, and approval.
  • Perform as the liaison to inspection agencies including obtaining samples for submittal to agencies and consultants for approval.
  • Ensure project field issues that impact budget, quality, or schedule are properly documented and communicated.
  • Manage and implement overall project work schedules identifying the critical path including the expediting of scheduled critical materials and equipment for their timely delivery to site.
  • Respond to subcontractor requests for Requests for Information (RFI’s) field issues that impact budget, quality, or schedule.
  • Always ensure strict adherence to ethics and compliance requirements.
  • Lead weekly project meetings including preparing the agenda, including weekly schedule update and managing all aspects of the items/tasks related to the meeting.
  • Participate in monthly budget review with Director of Land Development and the Project Manager.
  • Primary liaison with owners/architects/engineers for the day-to-day construction activities of the project.
  • Implement overall project set-up and site logistics plan and identify project-specific scope of work to implement the plan.
  • Maintain relationships with utility company inspectors and all agency inspectors.
  • Manage the work to ensure that it is installed in compliance with, and conforms to the approved plans, specifications, supplemental reports, agency permits and the sub-contract agreement documents.
  • Manage the billing process as it relates to Work-In-Place (WIP) and oversee the monthly estimate of work completed, for labor and material invoices, and subcontractor payment applications.

Qualifications:

  • Strong management, leadership and interpersonal skills combined with the ability to communicate both verbally and in writing.
  • Proficient knowledge and use of Microsoft Project software required.
  • Minimum of a bachelor’s degree, preferably in Professional Engineering (P.E.) and a minimum of 15 years of Land Development Horizontal Construction experience required, or an equivalent combination of education, training and/or experience.
  • Must have experience and thorough knowledge and understanding of the general and subcontract documents, drawings and specifications, construction means, methods and materials, understanding of line and grade and survey methods.
  • Proficient in all aspects of building systems.
  • Proficient knowledge of budget management including budget increase forecasting.
  • Computer skills and proficiency with Microsoft Office Suite programs.
  • Proficient knowledge of construction cost control and accounting procedures.
  • Must have reliable transportation.
  • Proficient knowledge of building codes and compliance.

Able to withstand prolong exposure to varying outside temperatures and sunlight and colder temperatures.

Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Performing this job requires use of hands to finger, handle, or feel objects, tools, or controls, sit, talk, and hear (bells, whistles, etc.), stand, climb, balance, stoop, kneel, crouch, or crawl. Employee must occasionally lift and/or move up to 50 pounds.
