Regional Service Supervisor
Category: Exempt (Salary)
Supervisor: Vice President/President
Hours: Typical range of hours is based on the community needs and may require weekends and after hour emergency services. Workdays may be adjusted based on community needs. Full Time: 5 days per week, 8 hours per day (minimum of 32 hours, average 40 hours).
Physical Demands: Medium work (exerting 50 lbs. of force) occasionally, climbing, balancing, stooping, kneeling, crouching, crawling, reaching, walking, pushing, pulling, lifting, talking, hearing. Visual acuity to operate hand tools. Subject to weather.
Drug Screens: Pre-employment, post injury, reasonable suspicion, and possible random screens.

As our Service Supervisor, you will be managing an intricate compound of beautiful, apartment communities and several of our amazing technicians. The Goal? Making sure perfectly manicured lawns, gardens and operating facilities surround our stunning resident homes and keep their hi-tech appliances running smooth. It is a big job. Knowledge / Skills / Ability
  • Must be available for emergency calls nights and weekends as needed
  • Ability to independently establish priorities, manages time effectively, and fulfills assigned objectives and projects
  • Intermediate level math skills necessary to add, subtract, multiply, divide, decimals, fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting
  • Must be able to effectively communicate, comprehend, speak, and read in English. Bi-lingual candidates are encouraged to apply
  • Ability to respond to and resolve unexpected problems and manage priority changes in a fast-moving, fluid environment
  • Good verbal and written communication skills, strong organization skills, and ability to collaborate well with onsite staff, customers, supervisors, corporate office associates and vendors
  • Ability to evaluate and fulfill community common area and amenity needs, attention to detail and dedication to maintain the community
  • Demonstrated proficiency in Outlook, Excel, Word, and internet
General Summary Of Associate Responsibility
  • To support and assist all aspects of the community operations and the Regional Managers while reporting to and acting under the direction of the Vice President and President
Preferred Education And Experience
  • Ability to track and inventory material and parts
  • A high school diploma or equivalent and professional knowledge of business discipline are required
  • Deliver SUPERIOR Customer service to residents, team member and the Support Team
  • CPO Certified along with the knowledge of the cleaning and maintenance of pools and spas
  • HVAC/R certification (HVAC & Refrigeration) Preferred
  • Must be available for emergency calls on nights and weekends when needed
  • Ability to follow detailed oral/written instructions
Core Supervisory Responsibilities
  • Meet/improve work order and unit turn times
  • Monitors & provides on call scheduling for maintenance teams
  • Ensure emergency lists are updated
  • Mentors and trains new maintenance team members
  • Second interview service team members as requested/helpful
  • Implements and provides training opportunities such CPO/EPA/HVAC certifications
  • Attends OAC meetings
  • Maintenance Appreciation week- annually
  • Monitor Inventory lists
  • Annual G&A/Workers comp training
  • Quality control
  • Ensures monthly inspections, light logs, snow logs, ice removal logs, Pool & spa logs are turned in timely from Maintenance Supervisors
  • Propose system improvements and implement as approved
  • Ensure local city required inspections monthly/annual are met
  • Ensure vendor compliance/emergency vendor lists are updated
  • Meet/improve annual turnover for service team
  • Ensures safety and OSHA guidelines are met at all communities
  • Plans and prepares monthly Service Supervisor meetings
Additional Responsibilities
  • Maintains vendor/contactor relationships & secures bulk pricing
  • Assists with annual budget preparation
  • New Construction walks as needed
  • Assists with managing disasters and cleanup as needed
  • Help manage maintenance related software such as HD Supply, Rent Dynamics, Blue Volt, Grow, PAS
  • Prepares & advises on site teams for HUD inspections
  • Annual walk with construction/management
  • Develops and implements strategies for decreasing maintenance related expenses
  • Other duties as assigned
  • Quarterly trash shoot inspections
  • Annual inventory auditing
  • Residential Standards
  • Visit sites per requested schedule and do site form and follow ups
  • Community Inspections and Quality Assurance Review
  • Walks with landscapers monthly ensuring top notch curb appeal
  • Provide assistance by performing general maintenance duties as needed
  • Assists with Capital projects, contracts & scopes of work
