Title: Regional Property Manager
Company: Fairway Management
Location: Southwestern Area of Georgia (localized around Macon & Albany)
Schedule: Full Time with Travel, generally 8am to 5pm Monday through Friday

Monitor individual property and personnel performance in key areas to ensure property is properly maintained and performance is within established guidelines.
Essential Functions:
(List in rank order from most to least essential.)
- Collect and prepare informational reports regarding property performance in key areas.
- Perform routine inspections on properties in portfolio
- Investigate and resolve resident and/or agency concerns
- Keep FWM senior management apprised of all key property, personnel and resident issues
- Analyze systemic issues affecting individual property needs in your portfolio
- Hire, train and supervise property managers and property maintenance and housekeeping staff for the properties in your portfolio. Perform all performance appraisals for property management personnel in your portfolio.
- Conduct Quarterly Site Visits
- Assist Property Managers in correct filing of paperwork and meeting all Compliance deadlines
- Oversee and assist property managers in the budget process for all properties in portfolio
Non-Essential Functions:
1. Other related duties as determined from time to time and communicated to the employee.
Essential Knowledge, Skills and Abilities:
(List minimum requirements and indicate level of expertise as Beginner, Advanced or Expert.)
- College degree in Business or related field preferred, but will consider commensurate experience
- Senior Property Manager - Immediate Supervision
- Excellent verbal and written communication skills
- Supervisory Responsibilities:
- Maintenance Staff-Indirect supervision
- Minimum of 4 years property management experience, preferably in the affordable housing industry
- Knowledge of financial reports of budgeting and expense control - Advanced
- Prior supervisory responsibility - Advanced
- Ability to work well independently and with others
- Housekeeping Staff-Indirect supervision
- (Requirements should be specific and job related.)
- Minimum Education/Equivalent Experience Requirements:
- Minimum of 3 years direct supervisory experience
- Knowledge of all aspects of property management - Advanced
- Property Manager-Immediate Supervision

Physical demands and work environment
1. Physical Demands
- Must be able to walk up/down stairs on a regular basis
- Sitting and driving for approximately 30% of the workday
- Must be able to walk for extended periods of time to inspect property.
- Light lifting-not to exceed 10lbs.
2. Work Environment
No known exposure to any adverse environmental conditions
3. Equipment to be used
Computer, telephone, calculator, fax/copier/scanner
