POSITION DESCRIPTION

POSITION TITLE: Project Manager
REPORTS TO: Director of Project Management
DIRECT REPORTS: N/A
FLSA STATUS: Exempt (Salary)
COMPENSATION: $90,000-$100,000 annually + Bonus Opportunities!

PURPOSE

The Project Manager plans, directs, and coordinates activities of designated projects to ensure that goals and objectives of the project are accomplished within the prescribed time frame and funding parameters, by performing duties personally or through subordinate supervisors.

The Project Manager is also responsible for all administrative and coordination functions for multiple projects. This position requires the individual to be involved with the project development at the earliest stages of the new club location, LOI negotiations, design or bidding to assure continual control.

The Project Manager works closely with the Director of Project Management; together they are jointly responsible for building and managing the team of General Contractors (GCs) and subcontractors to affect the entire construction process including all components. The Project Manager is also a critical component of the design process to guide the construction budget and schedule, within the needs of VASA Fitness.

DELIVERABLES

  • Responsibilities may include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Reviews status reports prepared by GC and adjusts schedules or plans as required to meet deadlines.
  • Coordinates project activities complying with current building codes and local jurisdictions.
  • Assists design team to review shop drawings for compliance.
  • Monitors and ensures quality control and coordinates activities of project personnel to ensure project progresses on schedule within prescribed budget.
  • Confers with project architect and design team to provide technical advice and resolve problems.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Manage up to 3 General Contractors at the same time.
  • Reviews GC project proposals and schedules, establishes procedures for accomplishing project, assists in allotment of cross department resources to various phases of project.
  • Confers with GC to outline work plan and assign internal duties, responsibilities.
  • Provides input and supervises all pre-construction services such as purchase orders, direct VASA vendors subcontract, schedules, job cost set-up, and project pre-planning.
Requirements:

QUALIFICATIONS

  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Proficient with a personal computer and familiar with Windows based applications such as Word, Excel, BlueBeam, Asana, Procore, scheduling and job costing software.
  • Ability to deal with problems involving several concrete variables in standardized situations.
  • Advanced blueprint reading, working knowledge of IBC and OSHA safety practices.
  • Construction sequencing and scheduling
  • The employee in this job must be knowledgeable about and follow the company's safety policies and procedures as described in the company safety manual.
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
  • Successful management of complex projects ranging in value from $6-$19 million
  • Thorough working knowledge of general construction materials, processes, and systems
  • A 4-year college degree in engineering/construction with at least one year of experience in general construction, engineering, and management

WORK ENVIRONMENT

  • Spends approximately 50% of the time sitting, and 50% of the time either standing or walking while on the job.
  • Occasionally lifts up to 30 lbs., when moving project binders, office supplies or files, and may stoop, kneel, crouch, and balance while performing these same functions.
  • Ability to travel 25% of the year.
  • Occasionally required to climb, crawl, stoop and negotiate ladders, stairs, or other routes at and within project sites in order to fulfill duties.
  • Constantly uses verbal and auditory capacity enabling interpersonal communication as well as communication through automated devices such as E-Mail, telephone, and MS Teams Messenger
