Job Description

The President of Dream Outdoor Resorts is responsible for executing on the owner's vision in architecting the Dream Outdoor Resorts platform. This senior leader must be hands on in building and leading all aspects of the outdoor resorts operations including leading people operations, property management, marketing, and Food and Beverage (F&B) operations.


What you have already achieved: (Requirements)

  • Experience in ground up development and design (preferred)
  • 5+ Years of F&B experience (preferred)
  • 5+ years Sr executive experience with P&L responsibility
  • 5+ Years of multifamily property and asset management experience (preferred)
  • 5+ Years of RV campground property and asset management experience (preferred)
  • 10+ years of resort hospitality experience with full amenities - F&B, arcade, water activities, etc.


What you are great at: (Responsibilities)

  • Ensure cost segregation and tax appeals are performed at all assets with most favorable outcomes achieved per the asset strategy.
  • Assess performance of the assets relative to original underwriting strategies or business plans and industry benchmarks. Report and present findings and action recommendations to management on monthly and quarterly performance relative to the original underwriting strategies or business plans and industry benchmarks.
  • Provide a new acquisition kick-off plan held/shared investments, development, construction, and site staff within forty-five (45) days of any asset close during the contract period.
  • Work with Property/Resort Managers to develop a written, defined plan for prompt turnaround of every underperforming asset.
  • Lead annual budgeting and approval process for all assets assigned.
  • Proactively maintain and review ongoing performance reports related to the financial and operational performance of the asset or portfolio in conjunction with budgeted expectations, operational metrics, and underwriting returns.
  • Oversee director level leader in F&B operations.
  • Work with Construction Management, Finance, and Accounting Teams to ensure effective management of lender/construction draws, reserves and lender holdbacks on both managed assets and joint venture partnerships with outside management.
  • Lead your portfolio operations data analysis, leveraging PM software, the data warehouse, and our in-house analyst to provide actionable data on our portfolio and building action plans based on that data.
  • Proactively create, maintain and review ongoing performance reports related to the financial and operational performance of the asset or portfolio in conjunction with budgeted expectations, operational metrics, and underwriting returns.
  • Lead drafting the annual compass for the platform.
  • Visit to each asset in the portfolio as needed for underperforming assets or those with heavy renovation or construction.
  • Lead operational implementation of tech stack.
  • Draw Management and Capital Expenditures - ensure that one hundred percent (100%) of the available capital expenses are drawn against lenders.
  • Lead providing operational and hospitality to the business plan, amenity set, and design of the Dream Outdoor Resorts.
  • Provide clearly documented investment decisions, business plan, documentation, etc. prior to closing w/a final Memo forty-eight (48) hours after closing and investment management kick-off within fifteen (15) days.
  • Make investment recommendations. Identify potential strategic multi-family real estate investment trends and opportunities. Recommend target markets, deal profiles/characteristics/risk profiles/geographies.
  • Lead the staffing model and structure across the platform/all resorts.
  • Define Portfolio Management Processes. Spearhead deliberate, intentional strategies for the platform, to include acquisitions, asset management, innovation, leadership, etc. Constant and never-ending improvement with an eye towards future growth and scalability. Seek to get faster, more precise, less redundancy, etc. for repeatable activities. Solicit feedback from other groups for best practices.
  • Identify potential expense savings through review of all expenditures, efficiency improvements, marketing programs that drive customer loyalty, and any other available avenues.
