Job Description
As the Maintenance Supervisor, you will be responsible for the overall maintenance of a beautiful new 72-unit community. Your position will ensure our residents receive timely and high quality maintenance repairs and customer service.


Requirements


Essential Duties and Responsibilities:


  • Communicates and follows up with the Property Manager about maintenance concerns and the status of work orders
  • Performs all other duties as assigned
  • Ensures that maintenance parts, supplies, and equipment are stocked and available at all times
  • Experience in repairing wiring, electrical and electronic components, and plumbing
  • Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary
  • Paints, cleans, and repairs all vacant units within a timely and impeccable manner
  • Performs routine preventive maintenance to ensure that building systems operate efficiently, and the physical condition of buildings does not deteriorate
  • Assists Property Manager in contracting vendors and taking bids for special projects
  • Maintains the internal and exterior condition and preservation of the property. This will include but is not limited to picking up trash, cleaning common areas, sweeping or shoveling walkways, and salting icy areas
  • Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices


Competencies:


Equipment Maintenance - Performing routine maintenance on equipment and determining when and what kind of maintenance is needed.


Repairing - Repairing machines or systems using the needed tools.


Troubleshooting - Determining causes of operating errors and deciding what to do about it.


Professionalism – Presents oneself in a professional manner; Shows respect towards others; Consistently places needs of tenants first; Displays honesty and integrity both inside and outside the workplace. Identifies tenants’ needs and explains services clearly. Handles difficult situations.


Education and/or Experience:


High School Diploma (or GED or High School Equivalence Certificate); 2-3 years of building maintenance experience preferred; or equivalent combination of education and experience.


CPO and EPA/HVAC licensing preferred


Physical Demands:


While performing the duties of this job, the individual is constantly moving about at the job site moving, building, and tearing down objects. They frequently move about and position themselves inside tight and cramped spaces. They occasionally operate a computer and other office productivity machinery, such as a calculator, copy machine, fax machine, and computer. They must be able to exchange accurate information with tenants and others in the office while interacting. The employee must regularly lift and/or move up to 50 pounds, occasionally lift and/or move up to 100 pounds. The individual must be capable of reviewing their work for errors and make adjustments as necessary.


Work Environment:


The individual will be exposed to various different environments from indoors to outdoors depending on the job site. Individuals are exposed to warm and cold temperatures based on season. The individual will be exposed to loud machinery or equipment. Due to the risk of electrical hazards while installing or servicing, additional personal protective equipment and procedures may need to be followed.


Individuals are required to wear personal protective equipment as situations dictate for various jobs and maintenance work being performed. Due to exposure of machinery and electrical currents, employees may be required to wear personal protective equipment. During warmer months, the required personal protective equipment may cause the employee to be very warm while working. The individual will be exposed to loud machinery or equipment.
