Director of Residences
T he Four Seasons Private Residences Los Angeles is a 12-story tower comprising 59 custom for-sale homes with outstanding views of the surrounding Beverly Hills neig hbourhood and Hollywood Hills. Operated by Four Seasons, the homeowners experience best in class amenities, including a courtyard pool and private cabanas, Imax Theatre and Lounge, a fully equipped fitness center and Pilates studio , and a Resident’s Lounge offering a limited Food and Beverage program throughout the day (currently Wednesday thru Sunday) . The Four Seasons team will provide thoughtful, intuitive and dedicated service to our homeowners, who will either live full time in the building, or from time to time as their travels bring them to LA.
As part of the residence team in a Four Seasons standalone residential property, you will have a unique opportunity to continue to define and establish the operating model for stand-alone Four Seasons Private Residences. It is anticipated that t he Director of Residences will be able to create unique opportunities to deliver service excellence, but this will require agility and flexibility in your role in the service of our homeowners.
As the leader in branded residences, Four Seasons currently operate 53 residential properties in 20 countries and 65% of the projects in our pipeline contain a residential component .
RESPONSIBILITIES
The Director of Residences drives all leadership and management for all aspec ts of the Residential operation. They will be the advocate for h omeowners and the homeowners governing bodies. They will be required to manage the luxury private residences with specific focus on the following attributes – Pro perty Management, Financial Management, Asset Management, HOA Management, Service & Lifestyle and People .
Monitor the development and implementation of R esidential bra nd strategies and supports the team in delivering memorable resident experiences . The Director of Residences will own the development and implementation of property-wide initiatives that deliver products and services that create owner engagement wh ile remaining in-line with the R esidential entity governing agreements . Act as the liaison between the HOA and the Deve loper, and the H omeowner and foster positive relationships between all stakeholders .

RESIDENTIAL OPERATION
Property Management
- Manage all purchasing, procurement and third-party contracts on behalf of the residential entity
- Direct and supervise all key management in carrying out their operating responsibilities, coordinating efforts and establishing priorities where necessary
- Establish and execute an annual residential operations plan
- Respond appropriately in the event of any residential emergency or safety situation complying with local codes and ordinance ensuring homeowner and team safety
- Establish and execute risk management, preventive maintenance and ongoing regular maintenance plans for the development
- Ensure all relevant Four Seasons residential policies and procedures are developed, implemented and actioned
Financial Management
- Lead residential budgeting process and annual meetings in accordance with the entities bylaws
- Monitor and review the monthly profit and loss statement of each entity, analyze the results and take action when necessary
- Manage all capital and reserve fund expenditures and ensure the proper guidelines are adhered to and projects are completed on a timely basis
- Manage expenses based on HOA budget
- Comprehend and present allocation methods, budget process and financial reports, with the assistance of the Director of Finance
- Make suggestions for improvements in overall operations with an emphasis on increasing owner satisfaction, revenue and reducing costs
Asset Management
- Manage all purchasing, procurement and third-party contracts on behalf of the Residential entity
- Ensure the residential facilities are well maintained with respect to Housekeeping and Engineering and Employee work environment
- Prepare and execute capital expenditure plan/reserve study plan
- Actively participate in all appropriate committees such as energy conservation programs , safety committees, recycling programs etc.
- Conduct regular inspections of exclusive and common area residential spaces, make recommendations for improvements, address deficiencies
- Oversee preventive maintenance and deep cleaning programs throughout the Private Residences
HOA Management
- Demonstrate an understanding of all legal agreements pertaining to the operation of the residential entities
- Become a local expert on HOA law specific to California condominium associations and form a strong working relationship with association counsel
- Educate owners regarding their entitlements as it relates to their specific ownership
- Manage and conduct meetings with the Wetherly Luxury Residences Homeowners Association, lead HOA budgeting and annual meetings
- Discuss and explain all rules and regulations for Private Residences, to homeowners
- Demonstrate an understanding of the fundamental deliverables and items to be actioned as per the governing documents (bylaws, declaration, rules and regulations etc.) .
Residential Services & Lifestyle
- Personally meet and interact with owners, review all written owner comments and follow up on any owner service issues or needs
- Convey clear instructions, leadership and guidance to the residential team with the intent to achieve homeowner’s satisfaction at the highest level
- Develop and maintain solid working relationships with the developer, and the residential owners through friendly, courteous and professional demeanors
- Develop and enforce residential service and product quality standards
People Management
- Represent the interests of the residents, and residential employees in a fair, impartial and equitable manner
- Educate property team on residential updates, priorities and programs
- Complete performance reviews for all residential personnel including management, according to established performance standards
- Implement and develop training programs in all departments to produce in-depth qualified personnel, to ensure continuity of management, and prepare for vacancies and/or transfer requirements
- Mentor, lead and develop talent within property; facilitate a pipeline of talent for future residential managerial roles

SALARY RANGE
$160,000.00 to $175,000.00 annually
EDUCATION
D egree required , Business, Finance or Real Estate Management preferred, or equivalent experience 5-10 years of property management / residential operations and/or Hotel management.
REQUIREMENTS
