Development Director


The Development Analyst works closely with our development management team and assists in managing urban mixed-use development projects from acquisition through lease-up. The DA role assists in multiple project matters and represents UDP in various arenas, from OAC meetings to contract negotiations. The primary objective of the DA position is to contribute to the company’s forward progress as a leader of residential development in the Pacific Northwest.

Strong Finance, Analytical And Technical Skills


  • Understands structured finance (mezzanine, preferred equity, loan terms).
  • Technically strong in project finance/analysis; drafts proformas with complex waterfall structures.
  • Highly capable of reviewing and drafting real estate-related agreements.
  • Demonstrates ability to synthesize complex and diverse data; uses experience and intuition to complement data.


Motivated self-starter


  • Sets and achieves challenging goals; Demonstrates persistence and overcomes obstacles; Measures self against standard of excellence; Takes calculated risks to accomplish goals.
  • Works well independently and under pressure, juggles and prioritizes multiple projects, and adjusts work accordingly


Functional Accountabilities


Participate in the identification, feasibility analysis, pursuit and negotiation for new projects


  • Collaborate with Senior Development Manager to prepare and present qualifications or materials supporting prospective fee development work.
  • Assist in the preparation and negotiation of term sheets, MOUs, purchase/sale agreements, development services agreements, and other legal agreements as needed during the acquisition period.
  • Perform market analysis for acquisition underwriting - including sales comparables, rental comparables, and construction cost estimates (with the support of the contractor and development manager).
  • Collaborate with Acquisitions Manager to evaluate potential development sites/properties or potential fee business (Cohousing) client projects.
  • Collaborate with Acquisitions and Development Managers to prepare financial feasibility analysis of potential development schemes or, in the case of fee development work, prepare initial budget, schedule, and resourcing plan.


Develop and maintain project underwriting throughout the project lifecycle


  • Maintain project budgets, proformas, and cash flows; support preparation/presentation of investment committee memos at project milestones; monitor, adjust and maintain budgets and schedules to align with established outcomes (ROI, No Shitty Buildings).
  • Collaborate closely with other internal and external team members or clients for project inputs on revenue, costs, financing, and schedule.
  • If applicable, support the preparation and presentation of project budgets to fee development clients.
  • Review and process architectural drawings; review planning code and understand entitlements and zoning process; interested and capable of understanding construction techniques.
  • Collaborate with Development Manager to establish financial targets and goals at project's outset.


Oversee construction period activities


  • Monitor construction budget and schedule and present progress updates.
  • Review change orders or changes to the work.
  • Support construction progress and quality by attending weekly OAC meetings.
  • Review monthly contractor payment applications.


Engage with internal and external stakeholders to deliver successful projects


  • Maintain external stakeholder relationships with the support of the Development Manager.


ADDITIONAL QUALIFICATIONS:


  • Fluent with financial modeling in Excel
  • Passionate about people-centered development and housing
  • This is a Portland, Oregon-based position
  • Strong Project Management, Scheduling, and Budgeting Skills
