Summary

To manage, coordinate, direct, and oversee on-site construction and design activities related to 3rd Party project builds. The Construction Field Manager will work directly with the Project Manager to review design and track needed changes, review pricing and provide takeoff for review, monitor construction progress, review and communicate with General Contractor any QA/QC related items, coordinate all owner provided installations and provide written reports on jobsite status.

This position will require a highly motivated, effective and teamwork oriented individual with good communication skills. The position will require frequent travel to project sites.

As needed this position will also review self-perform projects for proper QA/QC practices, Superintendent training and potential infill supervision.

What You’ll Do:

• Update job knowledge by tracking and understanding emerging construction practices and standards; participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
• Review General Contractor submittals for compliance with construction documents and Trinitas Standards
• Review, understand and track the construction schedule. Monitor critical path and work with General Contractor for recovery as needed
• Assist with evaluating milestone assumptions and conclusions
• Take an active role in Superintendent hire and on-boarding process
• Provide written reports following jobsite visits with information as required by the Project Manager
• Monitor field change order work and ensure proper procedures are in place and followed for all site personnel
• Create and follow up on punch list items as the individual trades and project nears completion
• Monitor quality and workmanship of all subcontractor’s work, make periodic inspections of completed work and review progress towards completing deficiencies as noted on the QA/QC log.
• Assist the property management leasing associates in preparation of buildings for tenant move-in.
• Review General Contractor bid packages
• Maintain safe, secure, and healthy work environment by following and enforcing OSHA standards and procedures and complying with legal regulations.
• Mentor, develop and setup training for field team members.
• Coordinate timing and logistics for Owner provided installations
• Assist Project Manager with pricing changes and required take-offs for comparison
• Enhance organization reputation by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
• Be present and review on-site third party testing and equipment startups
• Other duties as assigned
• Coordinate and work with Trinitas internal departments on specific requests
• Review construction documents and provide any needed design change communications

Who You Are:

• Ability to work under tight time and pressure demands.
• Ability to read and understand blue prints.
• Experience managing large scale projects and subcontractors is required
• Ability to effectively use Microsoft Office Suite and various other computer programs including the internet.
• Strong pro-active problem solving skills.
• Ability to effectively multi-task.
• High School Diploma or Equivalent is required; Associates Degree or greater in Construction Management or a related field is preferred
• Understanding of how to effectively staff self-performed work activities to achieve high levels of productivity that meet or exceed industry norms.
• Minimum 10 years’ experience in construction industry is required
• Understanding of means and methods of construction.
• Understanding of project cost analysis.
• Ability to effectively delegate tasks and lead teams to accomplish established goals and timelines.
• Strong attention to detail with a focus on quality.
• Ability to foster and maintain a team environment where all members are working toward a common end goal.
• 30 Hour OSHA training strongly preferred.

Work Environment and Physical Demands:

• Must be able to work in all types of weather.
• Must be able to read, write, and speak English language to effectively communicate with others on the worksite.
• Must be able to bend, twist, crawl, push, pull, crouch, and stand for long periods of time.
• Primarily outdoor environment.
• Must be able to use close and distance vision.
• Must be able to work in a dusty, construction environment.
• Must be able to lift up to 50 lbs.
• Must be able to climb stairs and ladders.
