This position requires the ideal candidate to be completely responsible for their property, meeting & exceeding budget expectations, have a strong grasp of the drivers of financial property performance, and communicate directly with senior leadership on all aspects of property operations.

About this Opportunity:

  • Location: Titusville, Florida
  • Position type: Full-time, Monday through Friday (8 AM to 5 PM) with additional hours as needed.
  • Compensation: Dependent on experience.

What we are looking for in a Community Manager Candidate:

  • Appfolio, G-suite, and Microsoft Office experience is a plus
  • Multiple years of experience and a strong background in multifamily property management is required
  • Solid analytical skills and working with income statements and financial statements
  • Excellent verbal and written communication skills
  • Proven ability to drive positive results while representing and promoting core values
  • A sense of empowerment, accountability, and success at achieving goals, driving performance, and developing team members
  • 3+ years experience in managing multiple direct reports
  • Proven examples of change leadership and responsibility for on-site project management

What you will do as a Community Manager at DREAM Space Coast :

  • Be a key contributor to the attainment of all management company goals.
  • Maintain ethical, professional, and courteous relations with residents, teammates, and contractors.
  • Create a wonderful place to call home for the residents! Develop and maintain positive resident relations through cost-effective resident functions, resident communication, and ensuring service level requirements are achieved.
  • Manage relationships with vendors, including invoice processing, arranging service, and procuring bids.
  • Carry out other duties as assigned by the Senior Director.
  • Increase resident retention through the execution of lease renewals with increased rental rates.
  • Ensure the community properly maintains all leases, Appfolio updates, service requests, and contract files.
  • Manage the administration of activities related to the physical operation of the property.
  • Drive achievement and maintaining occupancy of assets, including executing on a marketing plan, physically leasing apartments, performing marketing outreach, ensuring excellent curb appeal, and the readiness of apartment homes.
  • Participate in regular property inspections through regular property visits.
  • Timely collection of rents and aggressive pursuit of delinquencies. Create and implement a plan for reducing delinquency on challenged properties. Plan should take immediate effect, and monthly improvement in delinquency should be noted.
