Summary

The primary purpose of this position is to perform maintenance carpentry for assigned MPHA properties. The incumbent performs a variety of carpentry duties, including those related to, but not limited to doors and hardware, kitchen cabinets, drywall, countertops,?flooring, windows,?locks, blinds, and shades. The incumbent is also responsible for changing locks and keys for buildings, staff, and residents.

All activities must support the Minneapolis Public Housing Authority’s ("MPHA" or "Authority") mission, vision, and values.

Essential Duties and Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties and skills may be required and assigned, as needed.

  • Replaces floor coverings and builds forms for cement work.
  • Performs other related duties as assigned.
  • Installs hardware on doors, including rubber base, shade brackets, and blinds, mailboxes, and peephole viewers. Repairs and replaces vertical blinds, soap dishes, towel bars, and other bathroom accessories based on work orders.
  • Performs a wide range of building repairs and maintenance functions in response to work orders submitted by tenants or Authority staff members. Completes all assigned work in a timely manner.
  • Boards up vacant properties; boards broken windows.
  • Repairs aluminum windows, screens, ceilings, walls, flashing, gutters, and downspouts.
  • Completes appropriate work order documentation for all maintenance tasks.
  • Repairs doors, cabinets, wood window sashes, floors, door stops, handrails, countertops, wood trim (inside and outside), tile and wood plank floors, siding, and other objects.
  • Rebuilds porches and other structures; repairs roofs and roof vents; caulks around windows and doors.
  • Repairs and replaces locks, locking systems, and door closures. Logs and enters keys and cores into the system to ensure the security of MPHA buildings and properties.

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. This position generally works on Authority properties, which may cause the employee to experience a range in temperatures and other weather conditions. The noise level may be loud, and the environment may be more hazardous than a standard office environment. This position may be required to work with contractors as well as Authority residents.


Experience and Skills:

Education and/or Experience

High School Diploma or GED, with vocational training focused on carpentry and a minimum of three (3) years of experience in construction or building maintenance. An equivalent combination of education and experience may be considered.

Must be a Minnesota Journeyperson Carpenter, having successfully completed an Apprenticeship training course approved by the State Division of Apprenticeship, or 10 years of verifiable carpentry experience.

Some positions may require possession of a valid driver’s license. Those positions may also require use of a personal vehicle and evidence of individual automobile insurance coverage, or the ability to be insurable under the Authority’s automobile insurance plan at the standard rate. Must pass a criminal history background check.

Technical Skills

To perform this job successfully, the employee should have strong computer skills, experience with Yardi or similar software, and MS Word, Excel, and Outlook. Must have the ability to learn other computer software programs as required by assigned tasks.

To perform this job successfully, the employee is frequently required to travel to various Authority properties to perform maintenance work. Daily movements include sitting; standing; reaching and grasping; operating handheld tools and other machinery; moving about the properties; and attending onsite meetings and offsite meetings. The employee must be able to exchange information in person, in writing, and via telephone. The employee must occasionally transport up to 50 pounds.
