Facilities Asset Manager Jobs

Minimum of 10 years of relevant experience in asset management.

Create, implement, and monitor Asset management plans, policies, and procedures.

Ensure that asset management strategy complies with corporate guidelines and standards.

Understanding of the Asset Management Standards, Guidelines, and Frameworks.

Manage all aspects of asset lifecycle such as acquisition, utilization, and maintenance.

Excellent communication, problem-solving, and analytical skills.

Ideally 3-5+ years professional experience in real estate asset management

Possess a strong working knowledge of real estate operations, including utility infrastructure, construction management, contractor management, code/zoning, and development.

Attend all applicable Operations meetings, including Property Management, Infill, and Project Management departmental meetings.

In-depth knowledge of commercial real estate finance and debt structuring

Responsible for thoroughly reviewing all legal documents related to refinances, dispositions, capital projects, home purchasing, and other legal documents as needed.

Work closely with the Finance/Accounting teams to collaborate on all lender reporting.

Management experience of property services teams, and direct liaison with key stakeholders ranging from portfolio managers to owners and investors.

5+ years within residential asset management

Demonstratable experience managing multiple Class A-C residential assets; acquisitions, development, and capital improvement strategies.

Strong commercial acumen, knowledge of accounting, operations, leasing, and reporting.

Excellent communication skills, both written and oral.

Ability to collect and present market analysis, and interpret planning, budgeting, bank/lender compliance, and financial modelling.

Regional Multi-family management experience while directly reporting to the property owner is required.

Familiarity with and adequate experience construction management projects in a multifamily setting is essential.

Set rents on property management recommendations.

Perform renovations if property management lacks the service.

Work together with management company to reach a mutual agreement and establish the annual budget.

Regular oversight of the property management company to make sure they are performing their duties.

Bachelors’ degree from an accredited college or university; will consider a combination of experience and/or education.

Knowledge in the refined products space, from refining to terminals to retail.

Skilled ability to think conceptually or “outside of the box.”

Solid negotiation and interpersonal skills.

Ability to understand and manage a P&L.

Experience managing customers and responding to customer needs.

Experience with all modules in NM SHARE 9.2 Financial to include Asset Management Module.

Education and years of experience must be related to the purpose of the position.

Strong oral and written communication skills.

Experience using Microsoft Office Suite (Proficient with Excel: VLOOKUP and pivot tables, and database systems).

Financial Management – experience in managing an annual operating budget of at least ten (ten) million dollars.

Actively participate and partner with labor union (SEIU) activities including contract negotiation; labor-management meetings, and issue resolution.

Prior related experience in a higher education setting.

Customer Service Skills – understanding of modern customer service theories, practices, and methods, and how to apply them.

Experience managing in a union environment.

Identifies and implements programs and process improvements that will improve asset reliability and minimize down-time.

Experience with asset management in any industry (tagging and data entry).

Associates degree in Business, Construction Management, or Facilities Management or a related field, or demonstrated equivalent combination of education and experience.

Working knowledge of a CMMS (computerized maintenance management system) such as EAMS, MAXIMO, or related database systems.

Proficiency in Microsoft Office Suite, Adobe, data entry, scanning, uploading, and filing data and documents into Document Management System.

Experience in work order management.

Recording and maintaining results within asset management system per contractor’s reports and field findings.
