Job Title: VP, Land Acquisition


FLSA Status: Salaried Exempt


Position Summary : We are seeking an experienced and dynamic individual to join our team as the Vice President of Land Acquisition for New Home Co.. In this role, you will be responsible for leading and executing land acquisition efforts and playing a pivotal role in driving the growth and success of our organization. The Vice President of Land Acquisition will report directly to the Division President and collaborate closely with various stakeholders, including brokers, landowners, developers, government agencies, and internal teams.


Duties and Responsibilities:


  • Market Research and Analysis: Stay updated on market trends, competitor activities, and regulatory changes impacting land acquisition, housing development, and related industries to inform decision-making and strategy development.
  • Relationship Management: Cultivate and maintain relationships with landowners, developers, brokers, government agencies, and other external stakeholders to enhance the company's land acquisition opportunities and ensure a favorable market presence.
  • Land Identification and Evaluation: Identify and evaluate potential land acquisition opportunities by conducting thorough market research, analyzing financial feasibility, assessing zoning and regulatory requirements, and considering environmental factors.
  • Compliance and Risk Management: Ensure compliance with all relevant laws, regulations, and internal policies throughout the land acquisition process. Identify and mitigate potential risks associated with land acquisition activities.
  • Collaboration and Cross-Functional Coordination: Collaborate closely with internal teams, including construction, design, finance, legal, and marketing, to ensure seamless integration of land acquisitions into the overall homebuilding process.
  • Strategic Leadership: Develop and execute the division's land acquisition strategy, aligning it with organizational goals, market conditions, and growth objectives.
  • Financial Analysis: Conduct financial analysis, including pro forma modeling, return on investment calculations, and risk assessments, to evaluate the financial viability and profitability of potential land acquisitions.
  • Due Diligence: Oversee and coordinate comprehensive due diligence processes for potential land acquisitions, including title searches, surveys, environmental assessments, and feasibility studies.
  • Team Management: Lead, mentor, and motivate a team of land acquisition professionals, providing guidance, support, and training to ensure optimal performance and productivity.
  • Negotiations and Deal Structuring: Negotiate favorable terms and conditions for land acquisitions, including purchase price, payment terms, contingencies, and legal agreements. Collaborate with legal and finance teams to structure deals effectively.


Qualifications:


  • A high level of integrity, ethics, and professionalism in all business dealings.
  • Strong interpersonal and communication skills, with the ability to build and maintain relationships with diverse stakeholders.
  • Knowledge of industry software and tools, such as GIS mapping, financial modeling software, and CRM systems, is preferred.
  • Excellent financial analysis and modeling skills, including proficiency in evaluating real estate investments, performing market research, and assessing financial feasibility.
  • Solid understanding of zoning, entitlements, environmental regulations, and other factors influencing land acquisition and development.
  • Strong leadership skills with the ability to lead and inspire a team, drive results, and make strategic decisions.
  • Exceptional negotiation and deal structuring abilities, with a focus on maximizing value and mitigating risks.
  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field. A Master's degree is preferred.
  • Ability to thrive in a fast-paced, deadline-driven environment while managing multiple priorities.
  • Proven experience in land acquisition within the homebuilding industry, with a track record of successful land deals and demonstrated knowledge of local markets and regulations.

Base Salary: The expected base salary range for this position is between $190,000 to $250,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
