THE ROLE: Multifamily Asset Manager
TITLE: VP Asset Management
LOCATION: New York, NY
COMPENSATION: $150,000 - $350,000
THE JOB: The selected individual will join an experienced team of real estate investors, developers, and asset managers to lead the asset management function and design and execute comprehensive asset-level business plans and scale the asset management function across the company’s portfolio of multifamily assets (presently 25-30 assets located across 7 states). As one of the first employees of a rapidly growing team at Tredway, you will be joining a well-capitalized, fast-paced, entrepreneurial environment working directly alongside executive leadership.
Specific responsibilities include:
• Implement project level asset management strategy in accordance with the asset’s investment thesis
• Work closely with and manage all 3rd party property management partners to implement asset strategy, realize efficiencies and improve property performance, including monthly / quarterly site visits as needed
• Negotiate contracts and manage capital improvement programs to budget and in accordance with lender requirements; maintain renovation tracking and ROI analysis across multiple projects and assets
• Manage property level risk to minimize property or casualty loss and to protect both the physical plant of the portfolio assets and the Company's reputation
• Review weekly, monthly and quarterly reporting as to leasing and marketing, property operations and financial reporting for each of the portfolio assets
• Develop annual operating and capital budgets for each portfolio asset and analysis of budget to prior year and proforma performance
• Interface and provide periodic updates to institutional equity partners including tax credit investors
• Think as a principal investor, taking ownership over your projects, converting market knowledge and due diligence findings into well-developed recommendations
• Preparing investment memorandums and related documents, applications for public subsidies, and lender approvals
• Assist with firmwide initiatives on an as needed basis
• Collaborate with the investment team to drive new design and implementation of asset management best practices and to suggest new tools, programs or technology that support improving operations and maximizing total return
• Work with the investment team to support evaluating potential multifamily acquisitions, including location and asset/operations assessments, financings and dispositions
QUALIFICATIONS:
• 7+ years of multifamily asset or property management experience
• Demonstrated success evaluating, designing and / or re-engineering strategies and procedures to improve property level / portfolio performance
• Strong knowledge of Section 8, Section 42 (LIHTC) and NYC regulatory programs mandatory
• Strong financial modeling and accounting skills with a high level of attention to detail and accuracy
• Ability to write effective business correspondence and to communicate effectively across platforms
• Ability to independently manage projects and responsibilities across multiple assets, skill sets and timelines
• Ability to prepare financial feasibility analyses and strategic plans, conduct research, review portfolio related documents/agreements
• Strong analytical and execution abilities including analyzing problems, identifying multiple resolution scenarios, evaluating recommendations and implementing solutions
• Collaborative team player with a positive attitude, strong work ethic, ability to handle multiple assignments, good judgment, excellent follow-through, and attention to detail
• Hands-on experience with Yardi is preferred along with Proficiency in Microsoft Office Suite (Excel, PowerPoint, Word, Outlook). Demonstrated experience with excel skills to create spreadsheets and equations (sum, growth rates, etc.) to assess initiatives and performance.
• Demonstrate strong intellectual curiosity, time management skills, and an innovative entrepreneurial approach to projects, tasks, and interactions.
• A demonstrated passion for affordable housing, community development, and the built environment
• Ability to Travel periodically for site visits
