Title Examiner Jobs

Coates is seeking an experienced Title Examiner for work in Watertown, NY and adjacent area. The successful candidate will be well-versed in digital workflows, online and courthouse title searches, and proven experience in surface title for right of way acquisition.

Per Diem available.

Overview of Duties:

• Plots legal descriptions, including metes and bounds
• Identifies title defects and reports these to Title Reviewer and/or Title Supervisor
• Prepares run sheets of all pertinent records, incorporating clear and concise notes showing the effects of recorded documents on subject property and identifying clouds on title
• Checks accuracy of legal descriptions against maps
• Examines county records and determines the current land ownership and legal description
• Compiles limited abstracts of title, covering a range from 30 to 150+ years
• Searches property records for conveyances, encumbrances, and other instruments

Specialized knowledge/education preferred:

• Ability to analyze title data and reports, compile and prepare chains of title, ranging from bringdowns to full abstracts of title
• Ability to interpret deeds, leases, court actions, probate cases, other documents impacting property ownership
• Ability to plot metes and bounds descriptions of property and read a variety of maps (electronic and paper)
• Proficiency in Microsoft Excel or similar software in order to generate a variety of project reports in response to specific and varied queries
• Knowledge of land and right of way easement documentation
• Experience with researching courthouse records, both online and in the county clerk’s offices
• Knowledge of industry-standard software, such as Sandy Knoll Metes and Bounds, Greenbrier Graphics Net Deed Plotter, Google Earth Pro, and various database/document management systems
• Excellent written communication skills: ability to summarize and concisely present information pertaining to all matters and instruments of record
