The Role 


The Superintendent is the key individual responsible for the day-to-day management of all Subcontractors on the jobsite and supervision of field staff personnel assigned to the project and is responsible for all activities on the project site.


What You’ll Do…


  • Inspect work practices, tools, equipment, fall protection, scaffolds, safety devices, etc. on a daily basis.
  • Ensure that all labor and material prerequisites for a scheduled activity are complete before commencing the work.
  • Ensure trades use materials efficiently and for intended purpose. Protect perishable items from sun, rain, or other damage.
  • Execute material delivery tickets against actual shipments and cross reference these to Purchase Orders. Coordinate placement of materials on- site to minimize access issues and protect supplies.
  • Conduct weekly safety meetings and work with safety consultants during site visits.
  • Assist in defining all turnover walk criteria: level of quality, schedule, etc. Work with QA/QC, Operations and Subs/Vendors to resolve all remaining items.
  • Publish updates to schedules and issue weekly progress reports to meet or exceed project schedule. 
  • Establish and maintain positive Subcontractor/Vendor relations.
  • Motivate and inspire field staff (Superintendents and Subcontactors). Guide daily focus and priorities.
  • Notify trades of all redline revisions, ASI’s, and other changes from published documents to ensure their implementation with a minimum of rework.

  • Continually inspect and monitor all work to ensure it is performed in accordance to contracts, plans and specifications. Coordinate trades to ensure that work is protected.
  • Implement comprehensive safety program which meets all OSHA requirements.
  • Submit RFI’s when necessary.
  • Conduct weekly Subcontractor meetings to coordinate subs and suppliers in order to achieve project objectives.
  • Reject incorrect, broken, or defective items, and expedite replacement orders.


Qualifications


  • Agile: ability to adapt in the moment to make non-material changes to keep the project moving forward.
  • Demonstrates initiative – driven, proactive self-starter with a can-do attitude.
  • Proven track-record of identifying root causes to problems in an effort to prevent future issues.
  • Charismatic and personable..
  • Strong communication skills (both written and verbal).
  • Fearless: strong ability to thrive under pressure.
  • Assertive about raising concerns and anticipating issues.
  • Proactive, solutions oriented and accountable.
  • Self-aware and coachable.
  • Skilled at navigating conflict and diffusing tense/high stress situations effectively.
  • Minimum 5 years Superintendent experience, preferably in multifamily construction.
  • Relationship Builder – establishes strong network of subcontractors; ability to create positive rapport with inspectors.
  • Willingness to embrace and utilize technology: MS Project, Procore.
  • Working knowledge of permitting, safety codes, trades and construction plan documents.
  • Proven track record of managing and directing teams, vendors and subcontractors.
  • Willingness to travel.
  • Experience building and managing production schedules from a bank schedule.
  • Proven ability to build collaborative partnerships and lead through influence - charismatic and personable.
