Job Description

The Residential Property Manager will participate in an exciting and fast paced environment at the site level of a 375-unit residential rental community in Manhattan. Macro-level responsibilities will include acting as liaison among the leasing, service team and residents.


Service


  • Building rapport through daily interactions and resident events
  • Enhancing and refining the existing service culture between residents and the staff
  • Creating efficiencies to improve the overall resident experience
  • Superior attention to detail relating to interior building and grounds’ general aesthetic
  • Timely response and resolution to escalated resident matters


Financial


  • Invoice review, coding and approval to align with property budget
  • Audit of lease data entered into the Content Management System (MRI)
  • Review and reconciliation of submeter charges
  • Account entries in MRI; Lease termination fees, renewals, additional rentManagement of all marketing related activities for leasing
  • Creation, implementation and adherence to operating budget
  • Responsibility for all commercial and retail tenant chargebacks
  • Monthly variance analysis and creation of quarterly financial reports
  • Account reconciliation including ledger review and account disposition


Operations


  • Daily coordination with both the leasing and operations team to ensure an optimal resident experience
  • Create agenda and lead weekly/monthly team meetings
  • Creation of RFP, bidding, award and contract for service agreements and capital improvement projects
  • Liaise wit leasing, project management and service teams to ensure apartment readiness
  • Identify and create SOP, MOP, EAP and best practices for service and leasing teams, as required
  • Tracking of daily, weekly and monthly analytics generated from surveys, the work order tracking system, or other means to analyze and improve operations at the site level
  • Coordination and scheduling of all vendors, contractors and property tours
  • Review, coordination and interaction with all vendor and contractor visits per the service agreement
  • Macro communication to residents related to building wide initiatives and projects
  • Scheduling, and execution of all work requests for Durst Residence
  • Supervisory responsibilities for fitness operator, landscaping, amenity areas and park


General


  • Baccalaureate degree in business administration or equivalent
  • Effective oral and written communication skills
  • Serve as a resource, advocate, and catalyst for sustainability at The Durst Organization. Apply the skills unique to your core job responsibilities for practical integration of sustainability into processes, standard operating procedures, and adopted business practices. Seek to empower our colleagues, consultants, tenants and residents to prioritize and actively engage in environmental stewardship.
  • Ability to work independently and in team settings
  • Experience with MRI or similar residential suite software a plus
  • Intermediate to advanced proficiency in Microsoft Office applications, such as Word, Excel, Outlook, PowerPoint and Projects
  • Ability to interact effectively with diverse groups both internally and externally
  • Possess high level of attention to detail
  • Maintains a professional demeanor
  • Conflict resolution and mediation skills


Certificates, Licenses, Registrations


  • Fire Safety Director Fitness certification is a plus
  • Real Property Administrator (RPA) certification is a plus


Salary Range $130,000 - $150,000
