Salad and Go was founded in 2013 in Gilbert, Arizona. The company currently operates 100+ stores across Arizona, Nevada, Texas, and Oklahoma and growing.

Salad and Go is seeking a Pre-Construction Manager who will manage all aspects of the due diligence, entitlement & bidding process of new retail store locations for Salad and Go, from coordinating development of plans, review of plans, submitting for permits, specs to soliciting and negotiating prices from general contractors/subcontractors/suppliers through completion of bidding effort through contract award and including closeout. This position will perform pricing, scoping, bidding and procurement of construction projects. In addition, at times, this individual will be responsible to buy-out the demolition, ROW work, or other site-specific scope.

As the Pre-Construction Manager, you will:

Bidding Support for New Stores

• Prepare contractual scope of work exhibits for contracts
• Conduct reviews of milestone documents for the development and pricing of value alternative opportunities
• Aid project managers and field operations with change order pricing if needed
• Lead hard bid/ estimating and GMP budgeting activities by soliciting contractor pricing and evaluating bids.
• Manage the pricing and bidding of construction projects
• Direct, coordinate, and provide bid information and documents to contractors
• Collect and organize all bid information for future reference after the bid
• Communicate with architects and consultants to clarify the scope of the work, materials, and schedule requirements, and documents these clarifications

Management of Pre-construction Process

• Manage all aspects of project risk and defines such for senior leadership
• Fill in design gaps for incomplete documents for the completion of estimates
• Manage contractor pre qualification process
• Prepare or oversee preparation of the pre-construction schedule
• Manage and setup of new store location project folders in shared document management system
• Manage Pre-construction utility setup and abandonments for electrical, gas, water for new store locations
• Assist project team in design decisions and development of cost-effective solutions
• Oversee the establishment and maintenance of budget control during the pre-construction phase of the project
• Manage and maintain consistent contract or deliverables
• Coordinate all entitlement activities with lead engineer for municipality approvals including pre-app meetings
• Act as “Bid Captain”on pursuits
• Provides value alternative solution staking into consideration cost, schedule, maintenance, and life cycle cost implications. Oversees value alternate preparation from contractors, and internal departments.
• Attend and represent Salad and Go in all design and coordination meetings. Maintain an action log for outstanding items and assign responsibility for such action items. Maintain scope issues log and is responsible for compiling associated pricing.
• Prepare and submit contract documents

Industry Knowledge / Relationships

• Keep current with latest estimating technology and techniques
• Build and maintain relationships with architects and engineers
• Track and manage construction budget between formal estimating periods and keep senior management and team abreast of current budget and impact of design decisions
• Build relationships with contractors to obtain a competitive advantage for Salad and Go

Data Management

• Create a knowledge of cost elements of projects by bid package and/or uniformity(i.e.,cost/sf of elements)
• Participates in special projects and performs other duties as assigned
• Manage and maintain the buyout log for the project
• Set up and maintain project cashflow

Requirements

• General knowledge of negotiated bids, hard bids, and GMP processes
• Solid interpersonal and communication skills. Strong work ethic and core values
• Strong mathematical and analytical skills. Attention to detail
• General knowledge of construction principles and processes
• Working knowledge of estimating technology and tools such as OST, MC2, and BIM related software, as well as Microsoft suite of applications
• Advanced degree a plus in a related field, or continued education and training in design, construction or project management. Professional licensure in architecture or engineering is a plus
• Ability to read and interpret drawings and specifications
• Minimum of 3-5 years of experience in estimating, construction management or related field. Undergraduate degree (professional preferred) in architecture, engineering, or construction management
