Job Description
Purpose: Guide new construction & established properties in all phases of occupancy with a sales minded attitude by providing marketing plans, budgets, monitoring advertising, adjusting rent levels. As well as overseeing all corporate marketing efforts and external industry presence.


Job Duties And Responsibilities
  • Perform other duties, as assigned.
  • Help facilitate and support company culture with positive communication, contests, volunteer and social events, MHA events, and others as needed.
  • Schedule and facilitate site marketing meetings for sites below budgeted occupancy.
  • Research and facilitate company nominations for various award opportunities with focus on the annual MADACS event and local publications.
  • Manage marketing department and oversee functions:
  • Initiate site concessions and rent pricing recommendations.
  • Manage marketing team.
  • Assist with site comp study initiative, storage, and initiate report creation for sites.
  • Plan, execute and analyze social media content.
  • Manage new construction lease-up occupancy including marketing plan, budget, website, floor plans, ILS and web traffic.
  • Manage marketing vendor relationships.
  • Focus leasing and marketing efforts on properties to ensure all properties maintain budgeted occupancy, including monthly occupancy and pricing reviews.
  • Manage online marketing including ILS listings, websites, Google profile.
  • Manage new employee process as it relates to marketing.
  • Oversee and execute all existing property marketing collateral including business cards, brochures, floorplans, and photography.
  • Training
  • Ensure fair housing laws are followed in all marketing efforts and execute annual AFMHP advertising efforts for compliance department.
  • Reputation management for online reviews
  • Prepare annual marketing plans and budgets.
  • Oversee and execute all corporate and site digital marketing branding including Google profile, website, internal photo library, marketing collateral, brochures, and video production.
  • Facilitate Leasing Agent training from new hire on, including ongoing leasing success.
  • Oversee internal and external signage.
  • Manage site employee shops/evaluations and send feedback to Portfolio Directors.
  • Drive expected property performance in Knock by training and supporting staff & monitoring monthly Knock performance.
  • Research proposed and implemented new marketing technologies.


Position Requirements


  • Must possess the ability to communicate effectively, both oral and written
  • Must possess excellent organizational skills and the ability to multi-task.
  • Must have intermediate proficiency with Microsoft Office applications; Yardi and Knock experience is desired.
  • Must have at least 3 years of experience in a Marketing Manager or Director role.
  • Must possess a minimum of 5-7 years marketing experience in multi-family property management industry.
  • Must maintain a professional office environment.


Physical Requirements


  • Ability to sit for long periods of time at a computer.
  • Ability to twist, turn, bend and stoop as necessary.
  • Ability to lift to 10 pounds.


Monday thru Friday some nights and weekends as necessary
