Pay: $ 75K/Year *Must have prior experience as a Hands-on Building Engineer*

Location: Near Summerlin area * Must have HVAC, & maintain EPA & CPO certifications*

Job Responsibilities

Supervise facility operations, Maintenance, and Janitorial staff to ensure quality customer service is provided to the client, maintenance of facilities at a maximum level, and oversight of vendors for quality control and adherence to contracts.

Essential Duties & Responsibilities

The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.

  • Responsible for completion of applicable punch list items and delegate where applicable to staff.
  • Responsible for ensuring walkthroughs of all facilities are completed weekly and directing responsible vendors for repairs in accordance with budget guidelines.
  • Follows quality system procedures.
  • Must have reliable transportation.
  • Ensure that the dumpster area is kept clean and orderly.
  • Maintain proper dress and hygiene standards in accordance with FirstService Residential policy.
  • Project completion as assigned by the Chief Building Engineer.
  • Assist with quotes for facility/asset maintenance per reserve study and other items as deemed necessary.
  • Ensure that the curb appeal of the Community is maintained to the Board’s expectations and that all internal and external common areas are free of trash and debris at all times, notating all repairs. Ensure that any graffiti is properly removed.
  • Assist in the interview and hiring process for Maintenance & Housekeeping staff.
  • Supervise subcontractors assuring quality performance and compliance with the contract.
  • Review all general sub-contractor correspondence.
  • Coordinate and attend as requested designated meetings or functions.
  • Ensure that lighting inspections are performed on a regular basis documenting problem areas and/or fixtures. A lighting log is to be maintained to track the frequency of replacements and to identify problematic fixtures or areas that may require an electrician or other specialty trade to correct the issue(s).
  • Ensure that inventory for consumables (light bulbs, toilet paper, paper towels, cleaning supplies, etc.) is regularly restocked.
  • Collaborate and assist Chief Building Engineer on the recreational and facility budget preparation and capital expenditure recommendations as requested.
  • Assist Chief Engineering with monitoring staff work schedules and payroll submittal.
  • Other items that may be required as part of the job description based upon the Board of Directors requests/FirstService supervisor or as deemed appropriate.
  • Other duties as assigned.
  • Apply a proactive approach to all areas of responsibility and strive for continuous improvement and excellence throughout.
  • Assist the Chief Building Engineer in preparing bid specifications, meeting with contractors/vendors, and obtaining bids, as applicable.
  • Provide input to the Chief Building Engineer for changes in maintenance, repairs, purchases, or policies that may benefit the Corporation financially, decrease liability, or enhance homeowner satisfaction.
  • Ensure all customer service calls and related work orders are handled in accordance with established procedures.
  • Work with the assigned Chief Building Engineer as an integral part of the management/maintenance team.
  • Responsible for implementation of the Procedural Manual and any other duties that may be required by staff.
  • Ensure proper knowledge of Emergency Systems (Fire Alarm, Fire Sprinkler, Fire Monitoring, and Generator).
  • Train staff regarding their duties and expectations. Ensure any required Personal Protective Equipment (PPE) is used properly and in accordance with OSHA Regulations.
  • Ensure the application of all necessary safety procedures and legal compliance.
  • Provide input to Chief Building Engineer in resolving maintenance issues between the Board and FirstService Residential.
  • Update and keep Facility Maintenance manuals current.
  • Provide monthly maintenance reports to the Chief Building Engineer.
  • Represent professionalism and FirstService's standards of operations to clients and staff at all times.
  • Supervise maintenance and housekeeping staff in accordance with FirstService standards.
  • Provide input and assistance to Chief Building Engineer in planning future maintenance projects, preventative maintenance schedules, and scheduled maintenance as the building ages. This includes drafting/revising preventative maintenance schedules, and emergency maintenance policies, as required.

  • Perform or assist with any operations as required to maintain workflow and meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional materials and supplies.
  • Perform any range of special projects, tasks, and other related duties as assigned.
  • Conduct business at all times with the highest standards of personal, professional, and ethical conduct.
  • Practice and adhere to FirstService Residential Global Service Standards.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain a specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines Ensure all safety precautions are followed while performing the work.

Education & Experience

  • Has a minimum of two years of experience in property management, building engineering, and/or facility maintenance or a closely related field.
  • Has a minimum of one year’s supervisory experience. Maintain EPA and CPO certification.

Knowledge, Skills & Proficiencies

  • Responsible for maintaining Company, Resident, and Staff confidentiality.
  • Must have experience in customer service and working with Microsoft Office products.
  • Telephone Etiquette; Resident Database Resources; Basic understanding of office equipment.
  • Strong communication, verbal and written, and interpersonal skills are essential.

  • The duties of maintaining files and records will involve stooping, bending, lifting, grasping, pushing, pulling, or otherwise moving objects weighing as much as 45 lbs.
  • Position involves sitting, standing, and/or movement throughout the day. Must be able to transport yourself not only around the office but also around the Community Association.

This type of activity may occur several times throughout the day.

WORKING CONDITIONS

  • Performance of duties may require the employee to be both inside and outside. The inside temperature will be controlled, and the use of fluorescent lighting will exist. Outside may require employees to be exposed to the elements, which may include wind, rain, cold and extreme heat.
