Job Description
JOB DESCRIPTION
The Director of Global Real Estate is a critical role within the Global Real Estate and Retail Franchise organization. Reporting to the VP, Global Real Estate and Retail Franchise (VP, GRE&RF), the person in this role will help grow and optimize our real estate portfolio for Levi’s, Dockers and Beyond Yoga as well as supporting some of our global strategic priorities. They will be responsible for shaping the global real estate strategy, translating this strategy to the successful execution of 800+ real estate/franchise projects per year, leading investment governance, creating and improving real estate processes, defining real estate policies, developing tools to support the regional teams and partnering with focus markets to build world class real estate capabilities.

ABOUT THE JOB:

Define and execute global real estate strategy
  • Characterize the vision for a “best in class” real estate strategy to inform strategic business plan (SBP) and execution at cluster level
  • Define and execute global real estate and franchise strategies for our fleet of 3000+ stores globally in partnership with VP, GRE&RF
  • Be a key strategic partner for senior leaders across the organization on global and major cluster specific topics, responding fast to ad-hoc requests

Translate strategy to the successful execution of 800+ real estate/franchise projects per year globally
  • Drive GREC and parts of Global investment board (~50 projects per month)
  • Analyze strategically most important global real estate projects proposed and provide recommendation on approval, challenge cluster teams where needed
  • Connect and translate global strategy to cluster level for execution
  • Shepherd large and important real estate deals through the monthly GREC process
  • Orchestrate the Global Investment Board (GIB) sequencing materials and agenda

Lead investment governance and hindsighting across all brands (Levi’s, Dockers, Beyond Yoga…) and across all operating models (O&O, franchise, commissionaire, concessions …)
  • Collaborate with cross-functional partners to define approval thresholds and streamline ways of working globally
  • Define and continuously improve Global Real Estate processes across all brands and operating models
  • Continuously track performance and provide strategic recommendations to drive overall fleet productivity and performance

Construct fleet review for the company board
  • Conduct bi-annual fleet reviews with Finance to evaluate our fleet performance and ROIC
  • Align commercial real estate strategy with company board objectives
  • Build fleet review presentations to deliver key insights and align strategic priorities with LS&Co. executive committee and board of directors

Create and launch tools to support our local real estate teams
  • Build and launch market mapping capabilities across all clusters
  • Move the company from a channel planning lens to a local/city planning lens
  • Upgrade playbooks to optimize partner retail
  • Improve upon the existing PER to make it simpler and easier to use
  • Build digital selling tools for local teams to use with landlords

Partner with focus markets to build world class real estate capabilities
  • Ensure that team has all the tools and knowledge necessary to succeed
  • Work with local team to build real estate strategy at a city level

Define best-practices and ensure implementation across all markets
  • Define best practices and capture in retail franchise/real estate playbook
  • Share best practices and conduct workshops at Global Meetings held twice a year (Retail franchise and Real Estate)
  • Follow up on strategic initiatives through quarterly calls
  • Lead selected global strategic projects in the field of Real Estate and Franchise to drive impact across clusters

ABOUT YOU:
  • 7-10 years of Commercial Real Estate management and/or consulting experience preferred
  • Strong presentation skills with ability to take complex and detailed analysis and translate that information to a clear and concise insightful presentation
  • Proven ability to communicate at all levels within an organization from C-suite leaders to individual contributors
  • International experience a plus
  • Ability to work cross functionally with senior leaders and deliver in changing environments, ensuring a smooth roll out of new capabilities
  • Excellent influencing skills and stakeholder management
  • Travel: 5-10%
  • Global mindset with ability to scale programs and processes
The expected starting salary range for this role is $160,100 - $213,500. We may ultimately pay more or less than the posted range based on the location of the role. The amount a particular employee will earn within the salary range will be based on several factors including, but limited to, relevant education, qualifications, experience, skills, performance and business needs.
