The Director of Asset Management acts as the owner's representative to ensure that the ongoing strategic business and financial plan of each asset is achieved. This responsibility includes working closely with other departments including risk & underwriting, finance, accounting, development and construction. This is a hands-on role responsible for driving results throughout the assigned portfolio. Utilizing an ownership mentality, this individual reviews financial and monthly performance to make decisions and drive action that ensure assets are performing at the highest level and meeting and exceeding investor expectations
What you have already achieved: (Requirements)
- 5 years experience in Portfolio or Asset Management
- Advanced analytics and modeling skills
- High level proficiency with Excel and Google Suite
- At least 3 years managing a large portfolio
- Ability to Travel
What you are great at: (Responsibilities)
- Identify potential expense savings through review of all expenditures, efficiency improvements, marketing programs that drive customer loyalty with longer term leases
- Complete portfolio operations data analysis leveraging Appfolio, the data warehouse, and our in-house analysts to provide actionable data on our portfolio and building action plans based on that data
- During large asset improvement and renovation programs, conduct an asset kick off meeting, attend construction meetings, property walks and inspections to ensure adherence to plan, budget and quality expectations.
- Manage multiple assets (SF, MF or commercial) driving and analyzing execution success of the business plan and budget
- Stay abreast of business trends and provide recommendations, bidding & recommendations for management of ancillary income opportunities
- Monitor cash position of each investment, manage capital needs in accordance with loan docs, asset preservation and all regulatory requirements
- Identify meaningful data insights, impact analysis reports and deliver well written, thoughtful reports to key stakeholders
- Work with property manager to develop a written, defined plan for prompt turnaround of every underperforming asset
- Monitor and drive exceptional portfolio performance by ensuring management company is actively and aggressively pursuing and outperforming increased revenues, ROI and market competitors
- Capital Expenditures: Work closely with internal and external property management teams to review, approve, build and manage capital expenditures budgets for assets
- Collaborate with underwriting team, transaction management, fund manager, construction and property management
- Hold third party property management companies accountable to business strategy and achievement of budget expectations through weekly performance update meetings, monthly reporting and ongoing communication
- Provide proactive guidance to management regarding FY expectations in preparation of annual budgets. Review and approve budgets before submission to lenders, and owners.
- Assess performance of the assets relative to original underwriting strategies or business plans and industry benchmarks. Report, present findings and action recommendations to management on monthly and quarterly performance relative to the original underwriting strategies or business plans and industry benchmarks.
- Keep salesForce, dealPath, and any other core systems up to date at all times
- Work with Construction Management, Property Management , finance, and Accounting teams to ensure effective management of lender / construction draws, reserves and lender holdbacks on both managed assets and joint venture partnerships with outside management
- Using quantitative and analytical skills to assess the asset's overall health status, capital needs, risks mitigation, budget & proforma achievement progress on a monthly and quarterly basis
- Proactively maintain and review ongoing performance reports related to the financial and operational performance of the asset or portfolio in conjunction with budgeted expectations, operational metrics & underwriting returns.
- Ensure cost segregation and tax appeals are performed at all assets with most favorable outcomes achieved per the asset strategy.
- Review and approve 3 and 5 year capital needs plans, and any emergency needs or unbudgeted capital expenses for the asset
