THE TEAM

The Director of Development Processes and Systems, which reports to the Sr. Director of Real Estate Strategy, is part of the restaurant development team, which is comprised of a diverse group of talented professionals across Real Estate, Design, Construction, Analytics and more. With an aggressive development goal of eventually growing to 7,000 locations in North America, the work of this development team is at the forefront of delivering these results, and this role is one of great opportunity.

THE OPPORTUNITY

As the Director, Development Processes and Systems, you will oversee teams that impact new restaurant openings (over 300/year), vendor management, lease administration (monthly rent over $40M/month), property management (over 3,200 and growing), and Development systems including Power BI reporting, life-cycle system and rent pay system. Each team is led by a Sr Manager, Manager, or Lead Analyst whose priority is to marshal their team to help complete projects, shorten timelines, lower investment & reduce costs, improve reporting, and value add processes for the benefit of all Chipotle. The Director and teams collaborate across departments to achieve their goals. Areas affected include Construction, Design, Real Estate, Indirect Procurement, IT, Finance, as well as general contractors, material vendors and architects. A champion for change to improve the entire Development process.

WHAT YOU’LL DO

  • Direct the business portion of the systems team to evolve and improve our systems to remove administration from the field and reduce time needed to execute basic tasks. Implement and oversee Power BI reporting as a lever to drive results and inform users. Provide Tririga oversight and monthly signoff for new and deleted users in compliance with Chipotle internal controls.
  • Ensure tracking systems and communication flow is maintained to ensure Utility setups can be completed by accounting in a timely manner so that utility shut offs are eliminated.
  • Conduct supplier meetings to address problem areas and to ensure indirect procurement materials arrive on site in a timely and cost-effective manner. Collaborate with indirect procurement partners to reduce costs and improve efficiency in getting materials & equipment onsite in a timely manner.
  • Formulate policies and procedures that enable the new restaurant initial cost projection (ICP) to be accurately maintained. Highlight a point person to drive connections with internal and external departments to source information needed to maximize projection accuracy.
  • Ensure compliance with SOX requirements and maintaining key controls, as well as ensuring compliance of 3rd party sublease obligations including rent, percentage rent, sales tax, real estate taxes, insurance, and CAM. Oversees a robust CAM reconciliation process. As part of compliance processes, ensures timely payment of rents & landlord billings as well as appropriate dispute resolution as needed.
  • Collaborate with Development team disciplines and sister departments like indirect procurement, IT, and Finance to streamline processes and to improve results.
  • Direct New Restaurant Opening support processes to ensure timely communication (calls/reports) that generate thoughtful decisions affecting our new restaurant opening pipeline. Scope of influence includes real estate managers, design managers, construction managers, Development Directors, outside architects, and sister departments.
  • Oversee five teams that pay rent, collect tenant improvement allowances, resolve existing store landlord related issues, shorten new restaurant timelines, improve processes, and reduce costs. Teams include Lease Admin, Property Management, New Restaurant Opening support, Vendor Management Office, and Systems (Tririga & Power BI). Recruit talent as needed.
  • Collaborate with the Development Center of Excellence to ensure linkage with capital initiative team as well as design & construction processes.

WHAT YOU’LL BRING TO THE TABLE

  • 10+ years of relevant work experience in Strategic Planning, Logistics, or Operations Management
  • Preferred Skills: MS Office expert including MS Access expert. Complete knowledge of Tririga and experience in Construction, Design or Real Estate for restaurants.
  • Proficient with MS Office - Excel, Word, PowerPoint, & Outlook, knowledge of retail development processes and management experience in same.
  • BA/BS in a related field or equivalent in education and experience
  • 5-8 years of supervisory experience

PAY TRANSPARENCY

A reasonable estimate of the current base salary range for this position is $124,000 to $183,000. You are also eligible for annual cash bonuses and equity awards based upon performance and other factors. Actual compensation offered may vary depending on skill level, experience, and/or education.
