This job contributes to REI’s success by leading the development, refinement, and execution of the strategic long-range plan of the co-op as it pertains to Physical Place capital planning and execution for building new physical stores, implementing continuous improvement initiatives, and managing the capital reinvestment plan across our portfolio of ~200+ open locations. Responsible for the development and execution of strategic planning, standards, processes, tools and systems across the construction and facilities team; this position collaborates with internal and external cross-functional teams to manage the execution of multiple end-to-end projects at any given time.
The ideal candidate sees around corners and has a high bar for delivering results ensuring the team is set up for success in achieving our goals and earning trust through broad stakeholder influence. The ideal candidate will possess deep knowledge and expertise in retail construction and facilities at scale. A strong people manager who fosters a collaborative working environment across multiple disciplines including real estate development, construction, procurement, and facilities. This role is responsible to manage and build a strong, efficient, diverse, time sensitive and customer-focused team. Leading the Way

  • Monitors operational statistics, reports trends, variances, and issues, and takes appropriate action.
  • Ensures employees adhere to legal and operational compliance requirements.
  • Identifies and communicates key responsibilities and practices to ensure the organization promotes a successful attitude, confidence in leadership, and teamwork to achieve business results.
  • Oversees training and development of employees directly and indirectly managed and makes effective staffing decisions.
  • Challenges and inspires employees to achieve business results.
  • Manages a multiple-discipline team including real estate development, construction, and facilities.
  • Provides coaching, direction, and leadership support to employees to achieve department, Co-op, and customer results.
  • Conducts and ensures the completion of performance reviews.
  • Supports the implementation of Co-op programs, procedures, methods, and practices to promote REI key strategies.




Your Planning & Navigating Requirements

  • Manages and reports against all operational expense budgets for Physical Place.
  • Manages the strategy and execution of the preventative maintenance, contract services and repairs program for the entire portfolio of REI stores.
  • Monitors and inspects progress of goals and projects, adjusts performance plans as necessary, and reports business results.
  • Owns capital reinvestment delivery across the portfolio of open stores.
  • Manages all capital expenditures for both new and existing stores while maintaining focus on fundamental co-op philosophies including sustainability.
  • Negotiates business terms to assure timely and cost-effective delivery of products and services to internal customers and external business partners.
  • Sets the strategy for service provider contracts to ensure accuracy of budgets and deliver cost savings opportunities.
  • Develops a framework for store cost analysis determining the right KPIs and drives improvement accordingly.
  • Develops value engineering opportunities for cost and schedule reductions to improve the economics of the store portfolio considering current business environment.
  • Directs strategic planning activity for multiple functions within the Physical Place team leading employees to identify and prioritize goals.
  • Owns construction management delivery of all new stores.
  • Oversees budget development, approval of bid packages, along with leading strategic cost saving initiatives to deliver cost effective store construction solutions in partnership with Store Design.

Professional Qualifications and Experience

  • Demonstrated ability to work effectively in an extremely fast paced, ambiguous environment.
  • Considers the ultimate impact of decisions and actions on internal and external customers.
  • Minimum 10 years of progressively responsible experience in project management of complex Retail construction projects, including supervisory, budgetary, and management responsibility.
  • Experience working closely with store designers.
  • Effectively plans and executes changes.
  • Champions the organization and advocates solutions in the overall Co-op's best interest.
  • Experience building and managing budgets over a million dollars.
  • Up to 30% of schedule requires Domestic Travel.
  • Proficient in MS Excel, MS Project and Procore.
  • Builds capacity of individuals and teams through effective employee development, involvement, communication, and supervision efforts.
  • Uses business knowledge, innovative thinking, and sound judgment in the solution of problems or the pursuit of business opportunities.
  • Successful record managing a wide range of ground up, full/partial LL Work Letter and repair/renovation capital projects including infrastructure projects.
  • Creates a strong, mutually supportive work spirit and culture where people can do their best.
  • Establishes trust and inspires others.
  • Demonstrated ability to communicate design vision in visual, written, and verbal formats.
  • General knowledge of Building Code.
  • BS/BA or advanced degree in Construction Management, Engineering or Architecture.
  • Retail store construction and facilities management.
  • Demonstrated analytical skills; store cost analysis and forecasting.
  • Fosters change in Co-op direction.
