Area Property Manager, Class A - Richmond

Position: Area Property Manager

Reports to: Regional Director

Location: Richmond, VA

Salary range: $80,000-$85,000/annually plus bonus

UIP Property Management (UIPPM) seeks an energetic and creative Area Manager for our newest Class-A acquisition near downtown Richmond, VA. The Area Manager oversees all organization aspects of these communities, taking on everything from reporting to leasing and marketing outreach. UIP's Area Managers ensure the strong financial performance of the portfolios, while providing exception service to our residents.

Responsibilities

• Other duties and responsibilities, as assigned
• Prepare and monitor property annual budgets and maintain or exceed budgeted occupancy
• Ensure the Management Office operates smoothly
• Ensure compliance with relevant laws, regulations, and codes
• Build strong relationships with internal and external customers, including company owners, associates, residents, property owners and vendors
• Use metrics to diagnose issues, and drive and report business performance
• Develop and deploy strategies that optimize community, financial, and team performance
• Work cooperatively with Service and Leasing team members to optimize performance
• Deliver exceptional living experiences and customer service to our residents, and proactively address or respond to their issues and concerns
• Partner with Service team members to manage the security and physical condition of properties, including curb appeal, capital improvements, and move-in and turnover activities
• Develop and deploy creative marketing initiatives that attract prospective residents
• Collect and post rents

Qualifications

• Excellent people skills and a high degree of effective communication, both verbally and in writing
• Bachelor’s degree in business preferred or related field of study and related business experience 5+ years of experience as a residential property manager
• Proven problem-solving skills with the ability to react to and resolve issues as quickly as possible with creativity and innovation
• Proven success in meeting or exceeding performance goals and customer service expectations
• Demonstrated knowledge of effective leasing and sales techniques
• Self-motivated with demonstrated follow-through
• CPM/ARM/RPA certification preferred
• Possess a DC Property Management license, or ability to obtain a license within 90 days of hire
• Experience working with Yardi and/or other similar property management and accounting software
• Demonstrated attention to detail, working well under pressure while prioritizing, multi-tasking and meeting deadlines in a fast-paced environment
• Comfortable interacting with ownership groups and investors
• Handle confidential information discreetly and professionally
• Experience with renovations is a plus
