Acquisition Analyst Jobs

Blue Vista is seeking to hire a full-time Analyst to assist in the firm’s various commercial or residential investment activities across the Blue Vista Equity platform (“BVE”), which encompasses a number of closed-end and open-end funds and separately managed accounts. Within BVE, the Analyst will work primarily with the acquisitions team on residential and/or commercial property transactions in Blue Vista Real Estate Partners VI (our flagship value-add fund that encompasses all commercial and residential asset classes), Blue Vista Student Housing Fund III (a student housing-only focused investment vehicle) and the Blue Vista City Select Fund (a core plus focused investment vehicle focusing on industrial, multifamily, student housing and self-storage). In addition to their acquisition responsibilities, the Analyst will assist in the Firm’s Asset Management and Portfolio Management activities. In all cases, the position will have a strong emphasis on analytics and financial modeling. Blue Vista provides Analysts with a high level of responsibility and a unique opportunity to gain direct exposure with joint venture partners, brokers, legal counsel, commercial lenders, and senior management. While the position is regarded as a two-year commitment, exceptional candidates will be considered for future growth within our expanding company.

Depending on the business unit, responsibilities will include but are not limited to the following:

• Work integrally with acquisition deal captains, asset managers and property managers to help develop and approve operating and capital budgets, business plans and leasing objectives/guidelines
• Assist in refinancing, lender relations and loan compliance
• Support investment officers in analyzing real estate investments for potential acquisitions, developments, and redevelopments, with a heavy emphasis on financial modeling
• Assist in the research and analysis of capital markets, property sectors and key industries to help identify investment opportunities
• Develop and execute strategic disposition plans through hold/sell financial analysis and by working with outside brokers
• Support financial reporting processes alongside operating partners and Blue Vista’s in-house asset management and portfolio management teams
• Evaluate investment performance through cash flow forecasts and asset valuations
• Assist team in bolstering Fund-to-investor communications

Qualifications Required

• Strong quantitative and technical skills (proficiency in Excel and Word is required and proficiency in ARGUS is favored)
• Strong interest in the real estate private equity industry; prior internship with a real-estate firm, investment bank, hedge fund or private equity firm preferred
• Real estate-specific experience and financial modeling skills are strongly preferred, but not required
• 0 to 1 year of full-time job experience
• Excellent academic record; a bachelor’s degree from a leading University is preferred
• Excellent communication skills (written and verbal); ability to work effectively as part of a growing, dynamic team
• Strong understanding of real estate valuation and JV structuring preferred, but not required
