Check emails and calls for requests

Send reports to the supervisor

Document all repairs and keep detailed notes of work performed

Keep track of all material costs

Perform general property repairs including, but not limited to plumbing, electrical, appliance, HVAC

Make Ready - repairs units prior to new tenant move-in

Institutes and manages system for handling resident service requests. Completes work orders within 24 hours when possible.

Reports all major repairs and requisitions to manager prior to any expenditure of funds.

Possesses knowledge of budget and budget compliance.

Performs any additional duties assigned by manager or property supervisor.

Maintain a clean and well maintained environment.

Protect the investment of the apartment property owner.

Minimize down time ensuring replacement/spare parts are available through proper preventative maintenance management by adhering to manufacturer’s guidelines.

Responsible to adhere to food quality and food safety as per quality standards and/or Safe Quality Food requirements.

Plans and performs complex corrective and preventative maintenance requiring a thorough knowledge of mechanical theories and principles.

Coordinate parts requirement with Parts Coordinator.

Ensure all upgrades for equipment are complaints with Occupational Health & Safety Act.

Assist in scheduling maintenance personnel to cover production line maintenance needs.

Extensive knowledge of electrical, HVAC, plumbing, mechanical equipment, carpentry, painting, appliances, flooring, and general building maintenance skills.

EPA and/or CPO Certification is required.

Must be knowledgeable of both state and county building code regulations.
