Job Description

IFG's real estate investment firm client has gone through nice growth and is now in a position to bring on a new Investment Analyst to support the team. The ideal candidate profile would consist of 1-5 years of relevant investment finance experience out of a real estate investment firm, PE firm, or investment bank. If out of a PE firm or investment banking firm, you NEED to have real estate clients. The Industrial sector would be strongly preferred, but not required.


Reporting to the Chief Investment Officer, this role will work directly with staff and senior management by providing financial underwriting and market analysis for new and existing development projects. The individual will gain valuable exposure to all aspects of the development and acquisition process and will have an opportunity to gain significant transactional and market knowledge. As a foundational position within a growing industrial platform, this role will provide for a unique skillset in a deal-driven environment with the potential for future advancement within the company.


Their company policy is 5 days a week in their office (not negotiable).


The compensation is $75K - $125K base plus 10% bonus.

Responsibilities:

  • Prepare investment memos summarizing potential development and acquisitions for Investment Committee.
  • Financial analysis of land acquisitions and vertical development using development excel budgets and Argus.
  • Research new markets for expansion.
  • Prepare quarterly and annual reports and deliver materials for ongoing investor correspondence.
  • Provide credit evaluation and determine the financial strength of prospective and current tenants.
  • Analyze leases, review tenant financial statements, tenant credit, expense and income analysis of properties in the underwriting and due diligence process.
  • Work with third-party due diligence teams on building acquisitions. Review third-party consultant reports and determine impact on underwriting and asset management strategy.
  • Represent and enhance the Molto Properties brand by attending local industry events.
  • Develop, update, and maintain property-level and fund-level financial models.
  • Create sophisticated cash flow discounting models used in acquisitions. Model investment yields, NPV, IRR, and valuations of potential industrial real estate investments.
  • Track market information, including market reports, market data, and comparables from third-party brokers and research groups.
  • Prepare market and financial analysis for acquisition and development opportunities.


Requirements:

  • Comfortable interacting at all levels within the organization as well as with external sources (i.e., vendors and brokers).
  • Strong analytical skills, including a fundamental understanding of real estate finance and capital market pricing.
  • Bachelor’s degree from a four-year college or university; a degree in Finance or Real Estate is a plus.
  • 1-5 years of experience in Real Estate Analysis.
  • Advanced Microsoft Excel modeling skills and proficiency in other Microsoft Office Suite programs and Argus is required.
