Position: Part-Time Property Maintenance Assistant / Handyman (Independent Contractor)
Location: 31410 and Surrounding Areas
Compensation: $25/hour, PLUS guaranteed $250/month stipend

Our short-term rental property management company is seeking a Part-Time Property Maintenance Assistant / Handyman to join our team as an independent contractor. As an independent contractor, you'll have the flexibility to set your own hours based on property needs and guest bookings, allowing you to maintain a healthy work-life balance. Job Responsibilities:
Property Access and Vendor Coordination:
- Oversee vendor work, address inquiries, and inspect completed tasks.
- Meet vendors and provide access to properties.
Delivery and Installation Coordination:
- Sign on behalf of the company when necessary.
- Receive deliveries and coordinate installations of appliances, furniture, and other items.
Supply Management:
- Transport supplies to various properties.
- Accept supply deliveries at your personal residence.
- Restock house supplies as needed.
Communication and Documentation:
- Capture photos of work and communicate with the manager.
Cleaning and Inspections:
- Verify and ensure the quality of cleaning services.
- Conduct general inspections of properties and components.
- Perform spot cleaning as needed.
Maintenance and Repairs:
- Perform basic plumbing and drain unclogging.
- Hang pictures and perform small repairs.
- Assist with furniture assembly and moving.
- Troubleshoot miscellaneous issues within properties.
- Check and reset Wi-Fi routers.
- Replace batteries in noise sensors and door locks.
- Reconnect smart devices to Wi-Fi.
- Meet with guests to address any problems during their stay.
- Handle routine property maintenance tasks.
- Conduct general carpentry tasks.
- Replace HVAC air filters, refrigerator water filters, and similar items.
- Maintain the cleanliness and tidiness of properties.
- Troubleshoot appliances such as dishwashers and vacuum cleaners.
- Charge batteries in doorbell cameras.
- Dispose of trash and perform general cleanup.
- Handle minor electrical tasks.
- Clean out gutters and clear yard overgrowth and weeds.
Please note that the responsibilities listed above are not exhaustive and may involve additional tasks related to property maintenance.
Job Requirements:
- Must reside within a 30-minute commute of zip code 31410.
- Reliable transportation is essential.
- Proficient in property maintenance tasks and troubleshooting.
- Previous experience in property maintenance or related fields is preferred.
- Ability to handle physical tasks and lift heavy objects.
- Ability to work independently and manage time effectively.
- Strong attention to detail and organizational skills.
- Proficiency in using common tools and equipment.
- Excellent communication and interpersonal abilities.
- Availability for an average of 10 hours or less per week.
