Job Description
Landscapes Unlimited is seeking an individual to work as a Project Administrator. Corporate office is in Lincoln, NE - applicants may have the opportunity to work remotely from any part of the country. The Project Administrator will be responsible for providing project management support to the field teams. Responsibilities


  • Assists with the request and or preparation of permits, project correspondence, budget tracking and analysis, lien waivers, and pre-lien notices.
  • Monitors job costs and billing totals for purposes of making Project Manager, Superintendent and Chief Financial Officer aware of under-billing issues.
  • Assist with project tracking and job cost coding per the direction of the Project Manager.
  • Participates in project start up meetings and development of a project execution plan.
  • Generates and submits accurate contracts and subcontracts, project summary forms, payment applications, purchase orders, change orders, submittals and close out documents.
  • Collaborate with Project Manager, Superintendent, other Project Administrators and other support staff to identify and implement process improvements.
  • Identifies and works to remove barriers to successful completion of the overall project; ability to look ahead and work with the Project Manager to foresee upcoming needs or concerns.
  • Works directly with subcontractors and vendors to resolve contract, billing and payment issues.
  • Responsible for identifying and securing required bonds and insurance certificates.
  • Assists Project Manager with project staffing, which may include working with Company recruiting coordinator to recruit necessary staff and communicating overall project workforce needs and status to Vice-President of Construction.
  • Maintains critical knowledge of the job to obtain all required submittals to the owner for timely review to meet project milestones; maintains submittal logs to demonstrate and monitor critical or key data and progress.
  • Collaborates with Project Manager, superintendent, and third-party lodging service to arrange cost-effective short and long-term project housing, including researching housing options, coordinating deposits, background checks and leases, arranging for furnishings and utilities, and providing lease termination notices and move-out.


Qualifications
  • Proficiency in using a variety of computer software applications including Microsoft products with an emphasis in Excel.
  • Must have strong analytical and critical thinking skills.
  • Must maintain a professional appearance consistent with the position.
  • Ability to independently identify problems and develop appropriate business solutions and plans of action.
  • Ability and willingness to follow all Company policies as outlined in the Employee Handbook and Safety Manual.
  • High degree of integrity with the proven ability to maintain confidential information.
  • Demonstrates a sense of ownership in the work and commitment to the success of the project and the Company.
  • Ability to work cooperatively with fellow employees and supervisors and respect the rights of others.
  • Ability to work efficiently both independently and as a member of a team.
  • Self-discipline in time management, organization and prioritization of tasks and projects; demonstrates accuracy and thoroughness in all work.
  • Must have knowledge of fundamental accounting practices and systems (such as Timberline) as applied in job cost accounting.
  • High level of interpersonal communication skills with strong customer orientation.
  • Excellent grammar and written communication skills.


Education and Experience
  • May substitute three years experience and/or training for education or have the equivalent combination of education and experience.
  • A 2-year Associates of Applied Science degree in Office Administration or related field.
