Job Description

SUMMARY

Responsible for day-to-day facilities and building systems maintenance and the factory’s Total Productive Maintenance (TPM) program. Oversees all repairs, preventative maintenance, building project management, capital equipment and negotiations of contracts and leases within annual budget. Prepares and records business metrics and reports.


ESSENTIAL JOB FUNCTIONS

  • Hold the department accountable for delivering to targeted goals while continuing to stretch the team for growth
  • Maintains clean, organized work environment and adheres to all safety standards, procedures, and regulations.
  • Maintain building site and facility in accordance with relevant local, state, and federal regulations and safety codes.
  • Promote a culture where safety of the employees is the highest priority.
  • Identify and manage critical manufacturing equipment and inventory of spare parts in a financially responsible manner.
  • Must be willing to be available on call for emergencies and consultations or ensure proper coverage through scheduling of knowledgeable staff for 24/7 operations.
  • Train and direct maintenance staff to assure production equipment is maintained at optimum levels.
  • Manage the department budget when assigned. Prepare business case, return on investment, and manage capital expenditure projects as well as associated consultants, contractors, and vendors with adherence to environmental, safety, and liability considerations.
  • Collaborate, evaluate, and recommend new machinery to improve manufacturing productivity and process capabilities.
  • Contributes to team effort in a collaborative and supportive manner.
  • Manage and supervise janitorial services.
  • Commit to continuous improvement in the delivery of facility and maintenance functions.
  • Provide mentoring to staff personnel and demonstrate work behaviors consistent with expectations.
  • Implement and maintain a Total Productive Maintenance (TPM) Program for all site equipment, ensuring adherence to schedule.
  • Track and communicate work order notifications with all relevant staff members.
  • Develop or revise standard operational and working practices consistent with a lean manufacturing environment.
  • Must be able to hear audible alarms for building evacuation, shelter in place, equipment failures, and moving equipment.
  • Plan, negotiate, contract, and manage large scale facility improvement projects on time and within budget.
  • Adheres to all factory safety procedures and guidelines.

SUPERVISOR RESPONSIBILITIES

  • Responsibilities include staff selection, establishing expectations/goals, employee development, planning, assigning, and directing work; appraising performance; rewarding, and resolving employee concerns.
  • Directly responsible for the teams in the respective area.
  • Provides ongoing training to applicable staff to develop and encourage their technical and operational performance.
  • Meets with appropriate staff on a timely basis for performance evaluations and goal setting.
  • Responsibilities include interviewing, hiring, and training employees; planning, assisting, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Carries out supervisory responsibilities in accordance with organization policies and applicable laws.
  • Oversees the maintenance and facilities housekeeping functions.

WORK ENVIRONMENT

Carlisle IT St Augustine is a clean facility housing different kinds of machinery, equipment, processes and chemicals which produce potential hazards in the work environment such as: ergonomic, chemical, machine point of operation, and powered industrial vehicle traffic. These hazards are controlled through means of engineering controls, such as machine guarding, and administrative controls, such as safety policies and programs. In certain areas of the facility, employees are required to wear Personal Protective equipment such as Hearing Protection, Safety Glasses, Safety Toe Shoes, and hand protection.


PERSONAL PROTECTIVE EQUIPMENT REQUIREMENTS

  • Ability to compile with JSA in specific areas
  • Clear ANSI Z87.1 safety rated glasses
  • Hearing protection, in specific locations
  • ASTM F–2412–2005, ANSI Z41–1999, or ANSI Z41–1991 rated safety toe shoes

QUALIFICATIONS

EDUCATION and/or EXPERIENCE

Appropriate education and/or experience may be substituted on equivalent basis

  • Bachelor’s degree or equivalent work experience
  • 7 + years’ experience in a manufacturing maintenance position
  • 3+ years’ experience in a manufacturing maintenance management position

CERTIFICATES, LICENSES, REGISTRATIONS

  • Journeyman Certification in a Maintenance Trade (i.e. Electrical, Plumbing, etc.) strongly preferred
  • Valid driver’s license with good driving record

LANGUAGE SKILLS

  • Ability to read, write, speak, and understand English.
  • Proficient written and verbal communication skills.

JOB SKILLS

  • Ability to work with minimal supervision
  • Reliable and flexible to work additional hours on short notice to complete orders and/or special projects to meet customer demands
  • Proficient in MS Office
  • Interpersonal skills a must and capable of communicating effectively with all levels of the organization.
  • A team player that can relate to people at all levels of the organization and possesses excellent communication skills with high ethical standards and a positive professional image.
  • Strong project management skills
  • Understanding and experience in Lean manufacturing environment preferred. Participate in continuous improvement projects and 5S related performance teams.
  • Demonstrates good judgment and decision-making skills
  • Able to read and interpret schematics and blueprints.
  • Ability to be flexible and able to function comfortably in a fast paced, constantly changing, and ambiguous environment while maintaining a positive team environment.
  • Detail oriented
  • Experienced in CNCs and Automation / Controls, as well as facilities equipment such as HVAC and Electrical
