Maintenance Technician

Duties:
- Perform routine maintenance and repairs on equipment and machinery
- Troubleshoot and diagnose mechanical, electrical, and plumbing issues
- Fabricate parts and components as needed
- Conduct preventive maintenance inspections
- Respond to maintenance requests in a timely manner
- Supervise and coordinate maintenance activities
- Maintain accurate records of maintenance performed using a Computerized Maintenance Management System (CMMS)
- Provide excellent customer service to internal and external stakeholders

JOB DESCRIPTION

Maintenance technicians are key to keeping a community running smoothly. Maintenance technicians respond to any and all resident service requests: from a leaky faucet to a broken refrigerator. Maintenance techs also complete make readies to prepare vacant units for their next occupant. This position reports to the maintenance supervisor or property manager and may work as a team or alone. Candidates for this role must possess attention to detail, the ability to follow directions, excellent communication and customer service skills.

GENERAL JOB DUTIES

• Respond to service tickets for residents
• Change bulbs, locks, repair light fixtures, window screens and doors
• Perform painting, pressure washing, blow breezeways and parking lots
• Must be able to install and repair appliances
• Carpentry, plumbing, electrical and HVAC repairs
• Exterior/Interior painting and caulking, drywall repair
• Make readies/turnovers
• Keep grounds free of trash or debris

JOB REQUIREMENTS

• Owns a set of basic hand tools
• Have a strong work ethic with reliability and dependability
• Lift 40-50 lbs and climb ladders
• Construction, hotel/apartment or general maintenance experience preferred
• Excellent verbal and written communication skills
• Basic computer and phone skills
• Enjoy working with others and taking direction when needed
• Have dependable transportation to and from work
• HVAC/EPA certification a plus
• Maintain a friendly and customer service-oriented approach to co-workers and customers

Job Types: Full-time, Contract, Temporary

Pay: $20.00 - $25.00 per hour

• 8 hour shift
