Job Description
The Maintenance Technician position is responsible for ensuring the operation and appearance of the property’s equipment and structures and completing service and repair requests in an accurate and timely manner. Our Maintenance Technicians have broad technical knowledge of appliances, equipment, and maintenance functions in a multi-family residential community. Their patience and people skills take them a long way. Their ability to pay attention to minor details while staying organized makes them an essential and valuable contributor in Creating Exceptional Living Environments.


Qualifications:


  • Ability to diagnose problems with and repair HVAC with EPS Certification
  • Ability to perform basic to intermediate electrical when no license is required
  • Ability to diagnose problems with and repair golf carts and minor engine maintenance
  • Strong organizational and problem-solving skills
  • Demonstrates professionalism, patience & a people-first attitude
  • Ability to perform basic to intermediate plumbing, sheetrock, general carpentry
  • Ability to maintain and repair landscaping and fountain maintenance
  • Must be able to apply common sense understanding to carry out instructions and plans
  • Ability to maintain and repair foundation/sidewalk repairs
  • Must be a self-starter and take the initiative to complete needed repairs, even if not requested
  • Physical ability to perform the work, as indicated below
  • Ability to perform ice/snow removal
  • Ability to install the wallpaper and to paint
  • Must have broad technical knowledge of equipment, appliances, and structures in multifamily residential communities
  • Ability to diagnose problems with and repair major appliances
  • Ability to perform irrigation maintenance and repairs
  • Must read and write in English at intermediate level to read diagrams, meters, instructions, write reports, etc
  • Ability to diagnose problems with and repair roofs and gutters
  • Ability to perform pool care and pest control


Essential Duties:


  • Works with the Maintenance Supervisor to adhere to budgeted guidelines
  • Deals with moderate to high-stress levels due to meeting deadlines, reprioritizing activities, and supervising employees
  • Inspects grounds, buildings, and other community features daily to minimize liability concerns and always ensures excellent curb appeal
  • Organizes prioritizes and ensures service requests and repairs are made correctly and on time
  • Regularly interacts with residents, vendors, contractors, supervisors, employees, and coworkers
  • Assists with makeready operations
  • Ensures adherence to the company’s safety and hazard communications programs, policies, and procedures
  • Reports physical safety hazards in the community to the supervisor
  • Works with the Maintenance supervisor to ensure the physical condition of the community is being maintained according to company operating and safety standards
  • Assists the Maintenance Supervisor in maintaining hazard communications program to include the staff’s safety training and MSDS binder
  • Assists Maintenance Supervisor with monitoring inventory of parts and supplies at appropriate levels
  • Adheres to the company’s safety program and policy and procedures
  • Regularly uses independent judgment (following prescribed procedures) to determine actions to be taken, priorities, emergencies, etc


Physical Demands and Environmental/Working Conditions:


Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing, pulling, lifting, moving. Simultaneously, carrying light to heavyweight material, appliances, equipment up to 50 pounds for variable distances. For example, climbing ladders stairs and walking on rooftops without endangering yourself, residents, or coworkers. Requires manual dexterity to operate small-motorized equipment (i.e., repetitive hand/wrist, griping, and elbow motion). Must have a standard range of hearing, vision, color discrimination, and depth perception to operate properly and repair machines, wiring, and equipment. Must complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.).


Will be exposed regularly to outdoor environment (i.e., heat, cold, damp, rain, snow, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.). Will be exposed to some low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, MSDS, general safety training, and the wearing of appropriate safety equipment.


Additional Job Requirements:


Education


  • A High School education or equivalent is required; a college degree is a plus but not a requirement
  • Ability to fluently read and write in English


Professional Experience


  • A minimum of 1 year of related Property Management experience


Computer Skills


  • Ability to operate and understand personal computer functions and company utilized software packages
  • Intermediate knowledge of MS Word and Excel; proficiency with Outlook
  • Basic computer and Internet knowledge


Maintenance Apparel


  • Must wear Maintenance apparel based on defined company standards
  • Appropriate safety equipment and apparel including proper footwear, such as work boots

Attendance/Travel


  • Ability to be On-Call, as scheduled or as necessary
  • Ability to work Monday, Tuesday, Wednesday, Thursday, Friday, Saturday, and Sunday, all fifty-two weeks of the year
  • Ability to travel; required to drive on occasion for business-related needs, such as to purchase necessary supplies for the department and property; to attend various company gatherings or events; assist at sister properties, either in the general vicinity of your home property or in another state


Licenses/Equipment


  • EPA certification Type 1 and Type 2
  • Use of general maintenance equipment including, but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment, required safety equipment. ( All safety
  • Valid driver’s license and current automobile insurance are required; the position requires a vehicle to fulfill all job functions
  • Other licenses and certifications as required by Bainbridge, Federal, and State laws
