This intermediate position consists of but is not limited to, the proven ability to meet our grounds and entry-level maintenance job requirements, as well as cover a rotational on-call shift to handle maintenance calls after hours. Candidates should demonstrate the ability to work independently.

• Open pool for the season and close pool for the season
• Diagnose and repair problems
• Change sand in the filter
• Appliances
• Have an electrical meter and know how to use it
• Direct, train, and assist staff on property
• Repair lateral lines, spider gasket
• Make readies
• Know the chemicals needed and the delivery process
• Replace garbage disposal
• Pools
• Repair subfloors
• Replace toilet flanges
• Install faucets, replace shut-offs, repair waste lines, repair supply lines
• Carpentry
• Install infinity switch, hard starts, sockets, and elements in the stove
• Electrical
• Plumbing
• Clear defrost drain
• Keep shop organized and stocked
• Diagnose electrical shorts
• Snake a clogged drain
• Install dishwasher properly
• Remove and replace a shower cartridge
• Test the hot water heater, replace the thermostat, replace the hot water tank, and replace the heating elements
• HVAC
• Proficient in documenting and closing service requests
• Clear condensation drain
• Repair lines
• Remove and install doors
• Place orders for material on a tablet
• Replace a fan motor, Contactor, and Capacitor, replace filters, replace the thermostat

The pay scale is subject to changes due to unforeseen circumstances and is to be set by Senior Management. The position may be adjusted from Hourly to Salary.
