Archive is a brand-new development of urban apartments consisting of 62 Studios, 152 One Bedrooms, 55 Two Bedrooms and 10 Three Bedrooms. The Maintenance Technician repairs and maintains all mechanical, electrical equipment, plumbing fixtures, structural facilities and grounds of the property. The Maintenance Technician works towards the common goals of satisfactory cash flow, positive resident relations and optimal resident retention. The Maintenance Technician will also regularly communicate with all necessary Milhaus employees, outside vendors and other individuals as deemed necessary to fulfill the responsibilities of the position.


Key Job Duties And Responsibilities


  • Receives service work orders, performs required work within the established time frames to ensure service is completed within 24 hours
  • Polices grounds as first task daily and throughout day, as needed
  • Refurbishes vacant units within five (5) working days or less
  • Reports any work-related injuries to appropriate parties on a timely basis
  • Assists with completion of preventative maintenance and housekeeping inspections of apartment units
  • Completes other duties as assigned by supervisor
  • Complies with all local, state and federal regulations as well as all company policies and procedures
  • Plants, prunes, weeds, seeds or removes foliage, shrubs, trees or grasses or other grounds work, as requested
  • Reports any property losses or liability related incidents to appropriate parties on a timely basis
  • Operates various mechanical or electrical equipment or garden tools
  • Completes painting, cleaning, grounds work, etc., as needed


Requirements


  • Ability to operate a two-axle motor vehicle
  • Valid Driver’s License and reliable private transportation
  • Must be able to perform all duties related to fine detail of mechanical devices
  • Minimum one year demonstrated experience in the maintenance and repair of mechanical and electrical systems, plumbing and grounds keeping
  • HVAC Certification (optional - at discretion of Property Manager)
  • High School Diploma or equivalent
  • Ability to perform a variety of duties in all types of weather
  • Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards
  • Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations
  • Ability to maintain 24-hour on-call status
  • Ability to operate all necessary tools to perform the essential functions of the position
  • English language proficiency both written and verbal
  • Must be able to lift up to 50 pounds
