The Maintenance Supervisor ensures that all maintenance work orders and turnover of rental units are completed in a timely, efficient, and in cost-effective manner. This position will be a working supervisor but must have office/organizational skills. Experience as a Supervisor is a plus to direct traffic, keeping people on task, and prioritizing work orders.
Compensation:
$80,000
Responsibilities:Property Maintenance
- Adhere to the company’s safety programs, policies, and procedures. Teach, promote, and perform safe work practices among on-site staff and this position.
- Conduct monthly maintenance meetings.
- Prepare staff schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
- Hire, develop and manage on-site maintenance staff. Motivate staff and see that staff functions as an effective team and provide a superior level of customer service. Must be responsible for department personnel management functions.
- Schedule, supervise, and inspect other maintenance staff and the work performed by outside contractors.
- Organize and prioritize service requests and general maintenance tasks, and assign to the team.
- Participate in company training classes and meetings as required.
- Oversee turnkey operations. Ensure that vacant units are made rent-ready in a timely manner. Perform turnkey work as required. Ensure all make-ready units are inspected.
- Ensure the physical condition of the property is maintained according to company operating and safety standards. Ensure that service requests and repairs are performed correctly and in a timely manner.
Move-In, Move-Out, and Regular Property Inspections
- Working directly with the property managers to ensure scheduled move-ins and move-outs.
- Adhere to all Fair Housing laws.
- Making punch list items ahead of time for scheduled move-ins.
- Maintain a preventive maintenance program that minimizes emergency repairs, service requests, and the utilization of outside contractors.
- Scheduling and coordinating turnover of rental units, inspecting work, and ensuring that units are 100% ready for lease.
- Be observant of any problem which could be a hazard or potentially dangerous for residents, staff, guests, and the public. This includes condition of fencing, lighting, trip hazards, etc.
Pricing and Bidding
- May obtain estimates for supplies, parts for repair, and order parts as needed.
- Maintain a complete and full inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required, using a standard purchase order system and property bidding procedures.
- Create processes for obtaining competitive bids from vendors.
- Work with the Property Manager to develop property budgets, marketing plans, and re-forecasts.
- Obtaining bids and pricing from vendors or contractors to get the best price
- Tracking in and out items for working inventory control with the ability to track in and out items to ordering for future turns and repairs.
- Complete monthly reporting.
- Strong understanding of purchasing for our Property Management Department.
- Assigns teams to complete written work orders with appropriate detail.
- Determines, orders and maintains appropriate levels of maintenance repair items and supplies per company regulations.
Must comply with all environmental and OSHA regulations.
Qualifications:
- Strong organizational skills and maintaining paperwork are a must
- Minimum of 5 years of experience in general building maintenance, property management maintenance, or construction.
- Ability to read and comprehend simple instructions, short correspondence, and memos.
- HVAC experience/certification preferred.
- Must have a vast working knowledge of electrical, plumbing, appliance repairs, interior/exterior maintenance, and carpentry.
- Passing background check and an acceptable driving record are required.
- Valid Virginia Driver's License.
- Knowledge of Excel, Yardi, and PowerPoint is a plus.
