Job Description

Title: Affordable Lease Up Manager/Property Manager

Job Classification: Exempt

Reports To: Portfolio Director


Real Estate Equities is looking for a Lease Up Property Manager to join our team! Vista Point is 110 units and one (1) building located in Mahtomedi, MN. This is a brand-new building and will not start leasing until March of 2023. The start date for the management position would be June 2023.

Real Estate Equities offers competitive pay including base pay of $50,000-$60,000 salary dependent on your qualifications in addition to lease-up bonuses and commissions. Commissions are uniform at $100.00 per move in. Commissions are paid monthly after a move-in is completed. Goal completion bonuses are paid out according to property specific lease-up bonus pool. The bonus pool and potential payouts will be contingent upon goal completion set out prior to the start of a lease-up project.

Purpose:
Work independently and with all levels of Real Estate Equities staff to lease up a new building and successfully manage the day-to-day responsibilities and site team once the property is stabilized.


Lease Up Responsibilities:

  • Work efficiently in a fast-paced environment
  • Follow fair housing laws in every interaction with both residents, potential residents, and other sites/corporate staff
  • Assist in vendor set up at property (certificate of insurance and W-9)
  • Creating new leases and having all addendums signed as applicable
  • Meet with new residents to sign leases, addendums and hand out parking permit and keys
  • Assist in setting up office at the new property
  • Assist Portfolio Director in hiring team members for the property
  • Complete Yardi move in’s, set lease charges, upload HAP contracts, entering new resident information, post rent and application fee/security deposit checks, complete bank deposits, review tenant ledgers
  • Provide exceptional customer service to all prospects
  • Working with local Housing Authorities through RTA process including scheduling inspections
  • Work closely with compliance team to ensure all regulatory items are done appropriately
  • Develop and maintain relationships with city or county housing authorities
  • Take new applications, give tours, and ensure compliance with REE policies and procedures
  • Develop and maintain relationships with prospects, residents, and vendors
  • Enter accounts payable into procure to pay and follow timeline for accounting to review and pay all site bills


Property Manager Responsibilities

  • Updating weekly compliance updates on the compliance tracker
  • Maintain a relationship with Housing Authority RTA (Resident Tendent Application)
  • Assist residents with their questions and record service requests
  • Oversee and participate in preparing for and performing the marketing outreach program
  • Other duties as assigned
  • Provide top notch customer service to all residents and potential residents
  • Direct site team to ensure a successful and smooth-running property
  • Continue to work closely with compliance to ensure all paperwork is completed correctly
  • Oversee and participate in the taking of applications and other paperwork to rent apartments
  • Oversee and participate in the showing and renting of apartments to prospects
  • Walk property daily to ensure the property is up to REE’s expectations
  • Follow fair housing policies in every interaction with residents, potential residents, and other employees
  • Oversee and participate in polishing up the model, vacant apartments, and the tour route
  • Train and develop site staff
  • Receive and input rents and all other fees from prospects and residents
  • Provide all customers with exceptional customer service
  • Communicate effectively orally & in writing to meet strict goals & deadlines for project success
  • Follow up with all leads daily


Position Requirements:

  • Previous leasing and/or lease-up related sales experience preferred
  • Section 42 preferred
  • Affordable experience preferred
  • Ability to communicate effectively, both verbally and in writing
  • Excellent organizational skills and the ability to multi-task/meet deadlines
  • Ability to understand and follow instructions in English
  • Yardi experience preferred
  • Must have reliable transportation and valid driver's license
  • Bilingual a plus
  • Intermediate proficiency with Microsoft Office applications,
  • Operate all office machines, printer, computer, etc.
  • Travel on occasion up to 10% of the time


Physical Requirements

  • Ability to sit for extended periods of time at a computer
  • Lift up to 25 pounds alone and 50 pounds as a two-person lift
  • Bend/twist/stoop up to 40% of the time

Monday thru Friday some nights and weekends as necessary
