Job Description

Buligo Capital Partners is seeking an Industrial Acquisitions Associate to join our team in Philadelphia.

This is a highly rewarding opportunity to gain experience in all aspects of the acquisitions process, from sourcing and underwriting deals to negotiating debt and closing transactions. We are looking for self-motivated and results-driven individual who is eager to learn and grow in a fast-paced and entrepreneurial environment.


Responsibilities

  • Underwrite deals that align with the company's investment criteria by conducting market research and creating proforma financial models for both value-add and stabilized investment opportunities.
  • Prepare investment memos and other presentations for senior management and the Investment Committee.
  • Facilitate deal closures by negotiating debt terms and conducting due diligence procedures on sourced deals.
  • Drive deal flow by identifying and executing capital deployment opportunities, including but not limited to value-add redevelopments, portfolio acquisitions, and single asset acquisitions within the industrial sector.


Qualifications

  • 2+ years of experience in the Real Estate industry, with a preference for Industrial experience.
  • Knowledge of commercial real estate markets and trends with a strong desire to continue growing and learning in the real estate investment business.
  • Self-motivated and results-oriented.
  • High proficiency in cash flow modeling, with experience in Argus strongly preferred, and Microsoft Excel.
  • Proficiency in creating marketing materials for presentations to upper management.
  • Team player mentality with the ability to thrive in an entrepreneurial environment.
  • Capability to build relationships with brokers and demonstrate a track record of deal sourcing.
  • In-depth knowledge of financial concepts such as net present values, internal rates of return, cap rates, etc.
  • Experience with financial statements.
  • Proficiency in comprehending, analyzing, interpreting, and creating real estate documents, including but not limited to LOIs, RFPs, property offering memorandums, market reports, and tenant leases.
  • Familiarity with software applications including Microsoft Word, Outlook, Internet Explorer, Google Earth, and Adobe Acrobat.
  • Ability to manage multiple tasks while meeting deadlines.
  • Ability to proactively source deals through individual initiative.
  • Excellent communication and analytical skills with a strong attention to detail.
  • Bachelor’s degree in Real Estate, Accounting, Finance, Economics, or a related business field.
  • Strong writing skills.
  • Ability to effectively communicate information to senior management, executives, and other key stakeholders.
