Job Description

Position Summary:

Landsea Homes is searching for a Director of Sales to oversee the recruiting, hiring, training, and development of Sales Managers and Sales Counselors. Collaborating with the Vice President of Sales & Marketing, the Director of Sales will be accountable for achieving sales and closings in accordance with the business plan, while maximizing revenue in a manner consistent with good business practices and adherence to company policies and procedures.


Responsibilities:

  • Ensure sales offices are 100% staffed by reviewing and approving staffing schedules.
  • Recruit, train and develop Sales Managers while supporting them in achieving objectives and goals in accordance with good business practices and company policies and procedures.
  • Review Eliant move-in surveys and Preferred Lender Capture reports to maintain scores and capture rates of 90% or better.
  • Identify risks and develop action plans to ensure sales and closings align with the business plan.
  • Prepare and actively lead positive and upbeat sales meetings and formalized sales training that supports the company culture and enhances sales department engagement.
  • Set clear job expectations and ensure team members understand periodic performance goals.
  • Actively review sales processes and recommend updates and changes to ensure optimal company performance within the marketplace.
  • Collaborate with Vice President of Sales & Marketing to develop, monitor, and maintain sales strategy and performance for each community.
  • Recognize top performers and strategically leverage their strengths to promote positivity and constructive behavior.
  • Train and coach sales teams and managers through in-person instruction, role-playing, mystery shops, and interactive discussions, while continuously evaluating ongoing performance.
  • Gather market data from competitor communities to provide summary reports to management and recommend base pricing, incentive programs, and optimized sales strategies.


Qualifications:

  • Accountable and strategic mindset with a focus on business plan performance management.
  • Current working knowledge of homebuilding and the residential real estate industry is required.
  • Demonstrated ability to coach sales managers on company processes and sales strategies.
  • Demonstrate effective and professional communication skills with prospective buyers, customers, outside agencies, and employees.
  • Minimum of 3-5 years of new homes sales management experience.


Physical Requirements:

This position involves both office and field responsibilities. Must be able to operate a motor vehicle, climb stairs/ladders, walk on active jobsites, read plans, bend, stoop, reach, lift, and carry items weighing more than 25 pounds. Office work includes sitting at a computer for extended periods, completing paperwork, and receiving/returning phone messages. Proficiency in operating a computer keyboard and calculator. Must be able to work both indoors and outdoors, adapting to different weather conditions. Public contact is required; therefore, professional appearance and appropriate business attire are expected.

Travel Requirements:

Occasional travel may be required. Employees will be reimbursed for using their own vehicle in the course of the job at the federal mileage rate in effect at the time.
