Insite Development Group is seeking a Director of Real Estate Development who will play a key role in the future growth of our portfolio, ensuring alignment with corporate objectives and next generation strategic direction. The Director of Real Development works closely with the CEO and as part of a team that will lead and implement real estate development strategic goals, objectives, and priorities by developing a pipeline of developments. The Director will plan, organize, and manage all functions and activities assigned, including activities and coordination with outside agencies, public officials, and the community. Responsible for originating, coordinating, and implementing all aspects of a real estate development - from feasibility through planning, site plan approval, and construction.
Director of Real Estate Development Responsibilities:
- Manage all phases of development including feasibility analyzes, obtaining local approvals, developing, and revising proformas, and managing the design, approvals and construction phases.
- Conduct due diligence and budgeting on properties during feasibility and acquisition phase.
- Identify and manage qualified architects, engineers, environmental firms, construction companies and other professionals as needed.
- Develop plans and coordinate site plan approvals.
- Predevelopment and development activities including but not limited to construction plans and permits, legal documents, financial planning including development and revise budgets,
- Track construction progress and cost to ensure timely project completion.
- Work with internal departments and external professionals before, during, and after construction to ensure smooth transition to operations/sales.
- Oversee compliance with city, state, and federal oversight agencies and with investors/lenders.
Education and Experience Requirements:
- Advanced Microsoft Excel, PowerPoint, Project and Word Comfortable with manipulating data analytics.
- Minimum of 5 years of mid/high rise development-related work experience, ideally managing multi-site rollout of projects ranging from $50 million or more in construction hard cost.
- Exceptional written and oral presentation skills; ability to present concisely and with detail in public settings including city or other jurisdictional planning boards, boards of commissioners, public hearings, etc.
- Ability to be proactive and capable of resolving complex problems expeditiously.
- Ability to lead a market and site selection process from initial market evaluation, candidate site selection, site closing and zoning through site approval and entitlement.
- Experience with site analysis, land acquisition and entitlement as well as development project management.
- Ability to run a de novo project development process from start to finish.
- MBA or BA/BS degree in an analytical, construction Industry, or business-related major a plus.
- Excellent organizational coordination, problem-solving, and time management skills, including the planning and managing of multiple projects.
- Strong interpersonal and communication skills; experience in effectively communicating key data, including presentations to the board.
