Job Profile – Director of Multifamily Investments – Nashville, TN

OakPoint Real Estate (www.oakpointre.com) is seeking a qualified individual to join the company as the Director of Multifamily Investments. This senior-level position will play a primary role in overseeing and optimizing the performance of our multifamily portfolio as well as helping source investment opportunities. This role requires an individual with extensive experience in multifamily asset management, a proven track record of maximizing asset value, and a desire to participate in multifamily acquisition and development efforts.
This role will work directly with OakPoint’s Partners, Multifamily, Finance, and Construction teams and will be exposed to all Multifamily efforts across the platform including asset management, acquisitions, development, and dispositions. The role will be located in Nashville, TN with periodic travels to the Austin, TX office.
RESPONSIBILITIES
- Identify and mitigate potential risks related to multifamily properties, ensuring compliance with all regulations, safety standards, and insurance coverage.
- Lead market research and analysis on OakPoint’s identified multifamily markets to stay up-to-date on latest market trends, insights, and demographics to inform existing and new investment activities.
- Actively participate in new multifamily acquisition and development efforts alongside OakPoint’s Partners and Multifamily team giving input on underwriting, operations, capital improvement plans, due diligence efforts and overall business plan formation.
- Alongside Finance team, oversee investor and lender reporting, cash management activities, and distribution.
- Collaborate with VP of Investment Operations and General Counsel in negotiating multifamily contracts, agreements, and any litigation or legal matters.
- Make recommendations on capital events including the sale or refinance of OakPoint’s multifamily assets and oversee the execution of those efforts.
- Immediately own the day-to-day asset management duties of several multifamily projects in the current inventory and future pipeline including but not limited to completing new acquisition due diligence, executing capital improvement projects, directing property management, updating business plans, managing revenue, controlling expenses, finding on-site value-add opportunities, making real-time strategy adjustments, and leading disposition efforts.
- Where applicable, direct retail leasing brokers and negotiate commercial leases for mixed-use properties.
- Collaborate with key stakeholders across the organization to drive quality improvement and create value for investors.
- Communicate regularly with investors, partners, and key stakeholders through presentations, reporting, and individual requests.
SKILLS AND QUALIFICATIONS
- Highly organized, self-motivated, and disciplined.
- Expertise in Microsoft Office software, specifically Excel.
- Minimum 7+ years of multifamily asset management experience.
- Track record of delivering quantifiable results to the organization (i.e. analyze opportunities/risks, develop and execute related action plans and deliver results)
- Proven success in budgeting, financial management, team development, and performance management.
- Thrive in an organizationally flat and small-business-entrepreneurial-type work environment.
- All candidates must have a BA or BS degree from an accredited institution, preferably in real estate, finance, business, accounting, economics, or related areas.
- Ability to travel to Austin, TX office periodically (a few days per month at minimum).
- Strong work ethic and ability to both lead and follow in a team-focused company.
