Job Description
Directs maintenance operations by identifying requirements, forecasting resources, providing oversight for minor construction projects, capital improvement projects, and daily repair tasks. Assure timely completion of all tasks by providing direction to supervisors, technicians, engineers, and vendors.
Utilize education and experience to develop and monitor budgets, supervise staff and design and coordinate various maintenance programs and projects.
Job Duties
  • Regularly reviews equipment needs and recommends changes as appropriate.
  • Maintains the Computerized Maintenance Management System (CMMS) and utilizes the data for determining employee performance outcomes and predicting future capital projects.
  • Assist the Director of Facilities and Compliance Officer in developing training programs.
  • Maintain and uphold the quality and standards of the Facilities Division and Saint Mary’s College.
  • Purchases replacement parts or materials within authorized limits and procedures.
  • Designs, implements and modifies preventive maintenance programs by reviewing maintenance reports and statistics, by reviewing quality control reports, and inspecting operating machines, equipment and systems for conformance with operational standards.
  • Identifies current and future maintenance requirements schools and support buildings by coordinating with staff, students, administrators, with local/state/federal codes, maintenance technicians, vendors, and other persons in a position to understand maintenance requirements.
  • Respond to, with the help of maintenance staff, emergency calls during non-business hours and determines corrective measures.
  • Complies with federal, state and local legal requirements by studying existing and new legislation, by enforcing adherence to requirements, and by advising administration on needed actions.
  • Delegate work to subordinates and ensure the timely completion of the same.
  • Supports educational environmental development and improvements by reviewing new products, equipment, systems, and by discussing equipment and systems needs and modifications with engineers and vendors, coordinating activities of technicians, workers and contractors fabricating or modifying structures, equipment or systems.
  • Ensure compliance with all applicable safety regulations, building codes and environmental compliance regulations for areas under their supervision.
  • Maintain an inventory of equipment and supplies required by Maintenance personnel.
  • Performs other duties as assigned.
  • Conduct meetings with staff to coordinate and schedule work to ensure the effective use of labor and material to assure work assignments will be completed on schedule.
  • Maintains maintenance staff job results by leading, coaching, counseling, and corrective action with employees and by planning, monitoring and appraising job results. Assures that training and annual performance evaluations are completed annually on all maintenance employees.
  • Conducts a thorough review of facilities in the areas of plumbing, heating, air conditioning, ventilation, electrical and roofing, and makes recommendations for maintenance activities as appropriate.
  • Provides maintenance to, and directing installation of water, heat, steam, electric distribution, gas, fire and life safety, building security, refrigerant, environmental control, sewage and conditioned air systems.
  • Ensures proper environment and continuous improvement for the educational process by determining work priorities, by scheduling repairs, maintenance and installation of machines, tools, equipment, and systems. Priority of work is based on facility need, the age of facilities and components, and the order in which work requests are received.
  • Prepares and approves specifications for contracted purchase of replacement parts and new equipment and systems for all areas of responsibility.
  • Oversees capital improvement and renovation projects; reviews project specifications; analyzes design, district requirements and performance standards; ensures district goals are met by performing preliminary and final “punch lists” for construction projects.
  • Maintains professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks and participating in professional societies.
  • Responsible for monitoring Maintenance operational budgets.
  • Identifies requirements for an annual maintenance operating budget, preparing recommendations for capital and renovation expenditures, scheduling expenditures, coordinating projects with the campus community, initiating corrective action, and anticipating long-term issues.
  • Review incoming Maintenance Requests for completeness, accuracy and nature of work requested. Coordinate with requesting parties and advise them of action to be taken. Determine project priority and method of work accomplishment.

Minimum Qualifications
  • Have a valid driver’s license.
  • At least five (5) years of progressively more responsible work experience in facilities maintenance.
  • At least five (5) years as a supervisor of Maintenance staff and functions.
  • Utilizes computers and Microsoft Office Word and Excel.
  • Education or experience in mechanical or electrical engineering including knowledge of plumbing, heating, air conditioning, electrical, carpentry and roofing work.
Preferred Qualifications
  • Preference will be given to educational or institutional experience.
  • Good leadership and organizational skills
  • Prior maintenance or engineering experience in a multi-building environment, preferably in a management position.
  • Ability to effectively manage time and meet all specified deadlines.
  • Excellent written verbal and communication skills.
