- Identify, address and document individual team member performance problems according to standard operating procedure.
- Maintain cleanliness of vehicles, maintenance facilities, and work areas.
- Develop, coordinate and implement preventative maintenance calendar per season/quarter/year to include all guest public areas, lodges, restaurants and other areas operations; planning and execution should be coordinated to not interfere with the guest experience.
- Coordinate maintenance efforts with affected departments.
- Prepare the annual budget and achieve set goals throughout the year through proper forecasting, cost controls labor management and revenue generating programs.
- Maintain exceptional working relationships and open lines of communication with all other departments, vendors, employees, and guests.
- Complete all maintenance projects as assigned.
- Inspect building and develop preventative maintenance programs.
- Operate hand tools, power tools, and other shop equipment; Keep all equipment in good repair with a minimum of downtime by providing day to day maintenance.
- Manage repair and maintenance projects and building improvements by effectively coordinating and planning all tasks.
- Support and improve maintenance services that effectively address problems affecting guests and team members.
- Schedule staff according to volume of business; understand how to flex when necessary to meet labor expectations; ability to adjust daily operations to be in line with the budget.
- Manage operational and administrative functions to ensure specific projects are delivered efficiently.
- Keep General Manager/Managing Director promptly and fully informed of all problems or unusual matters of significance coming to his/her attention so that prompt and corrective action can be taken when appropriate.
- Maintain up-to-date awareness of Resort information and amenities.
- Perform maintenance, operation, and repair of electrical, mechanical and structural systems of building and utility distribution.
- Understand each Maintenance function and train according to The Resort’s standards.
- Attend and often lead mandatory meetings.
- Submit future goals, operational improvements, and personnel management to Managing Director.
- Maintain flexible hours to accommodate guest and special event’s needs, due to the cyclical nature of the hospitality industry; Position requires full availability including evenings, weekends, holidays or as needed.
- Coordinate, supervise and direct all aspects maintenance management with the support of managers and supervisors.
- Utilize expertise and leadership skills to drive continuous improvement, best practice implementation, talent development, safety culture, and highest level of service for exceptional guest experiences.
- Manage the recruiting, hiring, and training and growing exceptional Maintenance team members.
- Oversee operations of all Maintenance departments including, employee relations, guest service, profitability, product quality, and compliance to The Resort standards.
- Monitor recurring operating and annual capital budget allocations to control expenditures in a fiscally responsible manner.
- Communicate and maintain timelines and priorities.
- Maintain detailed records of work and maintenance performed.
- Preform preventative maintenance; Ensure operation of equipment by completing preventive maintenance requirements; following manufacturer's instructions; troubleshooting malfunctions; completing repairs; evaluating new equipment and techniques.
- Coordinate and implement an effective work order process to ensure internal needs are met in a timely manner and with the least amount of disruption to the department.
- Order equipment materials and maintain and adequate inventory of required supplies in maintenance shop.
- Assist in scheduling regular interdepartmental meetings following events, project, etc. to assess successes and areas where improvements can be made for the future.
- Provide day-to-day guidance and oversight of Maintenance team members; actively promote, train, coach, and recognize performance.
- Manage operational and administrative functions to ensure proper information is delivered efficiently.
- Exceptional management skills with a proven track record in mentoring/leading a successful team
- Strong knowledge of building codes, rules/regulations regarding the operation of equipment and HVAC, plumbing and electrical systems.
- Must be detail oriented, extremely organized, professionally polished, have an ability to work under pressure, be accountable and flexible
- Valid State Driver’s License
- Bachelor’s degree from an accredited institution in Facilities Management, Building Construction, Engineering or related field
- 5+ years’ of experience in plant/facilities/building management in a large facility spread out over acres
- Knowledge of hotel and resort operations, including security and safety programs, employee relations, preparation of business plans, repairs, maintenance, budget forecasting, exceptional quality of service standards, and long-range planning
- Knowledge of OSHA, NFPA, ordinances and other federal and state requirements
