Building Systems Maintenance has four levels of Controls Technicians, and the level is determined by a candidate’s knowledge, skills, abilities, and applicable licensure.
Controls Technicians 1, 2, 3 and 4: All levels of Controls Technicians assist with installation, maintenance, and repair of low voltage electrical systems and HVAC controls, commissioning and balancing of HVAC control systems, and common electrical activities. Controls Technicians interpret and use schematics and blueprint drawings to complete the installation and troubleshooting of electrical conduit systems, wiring, and device termination and complete work orders and utilize an electronic time keeping system.
Controls Technicians 2: In addition to the duties and responsibilities above, a level 2 will work more independently and be given more complex duties such as installing, maintaining, and repairing of low voltage electrical systems and HVAC controls, use schematics to rough-in, wire, and terminate room controls, lab controls, and air handling and hydronic system controls and perform room controls commissioning (non-lab) and room balancing (non-lab).
Controls Technicians 3: In conjunction with the duties and responsibilities above, a level 3 will train, mentor, and verify work of others in the installation and commissioning of HVAC room and system controls and service work confirm scope, schedule, and budget requirements of work assignments and coordinate changes, and test and diagnose circuits in low voltage electrical and building automation controls wiring, equipment, and fixtures utilizing testing devices to ensure compatibility and functionality of the system.
Controls Technicians 4: In conjunction with the duties and responsibilities above, a level 4 performs commissioning and balancing of room, hydronic and air handling control systems (non-lab), assists with project development and safety coordination, contributes to fostering a positive work environment, motivates and encourages staff to improve, supports leadership, and contributes to the development and implementation of departmental vision and goals.
All levels will be assigned to a rotating on-call schedule and urgent situations occasionally require after-hours work.

Minimum Required Qualifications
Controls Technician 1, 2, 3 and 4: High school or equivalent experience. Able to lift 50 lbs. Able to work from a ladder and/or aerial equipment. Available by cell phone to assist with campus emergencies and available for regular rotations on the weekend and after-hours on-call schedule. Must have a valid driver’s license and eligible to operate University vehicles.
Controls Technician 1: Ability to comprehend and follow written and verbal instructions. Thinking and reasoning skills. Good communication skills. Thoroughness and attention to detail. Good time management and organizational skills. Familiar with and able to operate tools and machinery.
Controls Technician 2: In addition to the minimum qualifications above, a level 2 must have a minimum of 1 year experience performing room balancing and commissioning and 1 year experience installing and servicing HVAC controls, an understanding of building and construction principles, electrical systems, applicable codes, and supporting electrical systems, and a basic understanding of electrical theory. Basic computer skills, good analytical thinking and reasoning skills, strong communication skills, thoroughness and high attention to detail, and strong time management and organizational skills are necessary. The ability to research, read, interpret, and work with project blueprints and specifications, and knowledge of and skilled in the processes, procedures, and codes required of the trade are essential. Knowledge, experience, and ability to operate a variety of tools and machinery, knowledgeable in balancing and commissioning HVAC systems, and skilled in operating testing devices such as ohmmeters, voltmeters, and ammeters to test and diagnose circuits in low voltage electrical fire life safety equipment are essential.
Controls Technician 3: In conjunction with the minimum qualifications above, a level 3 must have a minimum of 2 years experience performing room balancing and commissioning and 2 years experience installing and servicing HVAC controls, a strong understanding of building and construction principles, electrical theory, electrical systems, applicable codes, and supporting electrical systems, and has the ability to manage multiple projects simultaneously is necessary. Knowledgeable of operational building, electrical, and fire codes and basic understanding of electrical theory and NFPA 70/72 National Electrical Code are required. The ability to comprehend and follow complex and technical information, strong analytical thinking and reasoning skills, excellent communication skills, high attention to detail, intermediate skills utilizing computers and an Energy Management System, and strong documentation skills are necessary.
Controls Technician 4: In conjunction with the minimum qualifications above, a level 4 must have a minimum of 4 years experience that includes performing room balancing and commissioning and installing and servicing HVAC controls, and 2 years experience performing air and hydronic mechanical systems balancing and commissioning. A strong understanding of advanced electrical theory and NFPA 70/72 National Electrical Code and knowledgeable of card access, fire alarm systems, lighting control, and HVAC controls including installation and troubleshooting are essential.
Preferred Qualifications
Controls Technician 1, 2, 3 and 4: Associate’s degree in electrical technology, other related field of study, participation or completion in an apprenticeship program, and/or equivalent experience, and/or 6 or more months experience certifying and/or decontamination of biosafety cabinets and/or proficiency in Microsoft Office products are preferred. A Journeyman Electrician license and/or Type I, II, III or Universal EPA refrigeration license are desired.
Controls Technician 1: In addition to the preferred qualifications above, a level 1 is preferred to have 6 or more months experience performing room balancing and commissioning, installing, maintaining, and repairing electrical and low voltage systems, and/or Building Automation Systems front end and/or back end programming experience. Familiar with an EMCS and/or CMMS, proficiency in Microsoft Office products and/or knowledge of or experience with building, electrical, and fire codes is preferred.
Controls Technician 2: In conjunction with the preferred qualifications above, a level 2 is preferred to have at least 1 year experience installing, maintaining, and repairing electrical and low voltage systems and/or 1 year experience of Building Automation Systems front end and/or back-end programming.
Controls Technician 3: In conjunction with the preferred qualifications above, a level 3 is preferred to have at least 1 year experience installing, maintaining, and repairing electrical and low voltage systems and/or 1 year experience of Building Automation Systems front end and/or back-end programming.
Controls Technician 4: In conjunction with the preferred qualifications above, a level 4 is preferred to have at least 2 years experience installing, maintaining, and repairing electrical and low voltage systems and/or at least 4 years experience of Building Automation Systems front end and/or back end programming.
