The Project Manager, Development supports their Senior Executive team in executing all capital expenditure, vacant space preparation & tenant improvement projects in their geographic area. The Project Manager willl be responsible for the budgeting, organizing, tracking, and execution of all projects in a timely and cost-effective manner with a focus on tenant improvement work. This position is based out of the LINK office in Miami, FL and will report to the VP, Development.
RESPONSIBILITIES
- Negotiation and preparation of contracts, work authorization of change orders, close out packages, etc.
- Performing projects in strict accordance with established lease terms.
- Uphold vendor selection integrity by adhering to corporate guidelines.
- Proactive communication with regional construction, construction operations, property management, and asset management teams.
- Coordinate with accounting and operations group to ensure accurate and timely accounting reports as well as accounts payable.
- Accurately forecast capital cash projections for the entire region.
- Establish good working relationships with vendors throughout the market to build a strong and positive reputation for LINK Industrial.
- Travel (both air and car depending on market) an average of 3 days per week as necessary to oversee all construction related activities.
- Supervise architects, consultants, and contractors, monitoring progress, reviewing contracts and approval of payments,
- Serve as a point of contact for Contractors and 3rd party Project Managers regarding construction related issues.
- Completion of projects within established forecasted time frame and within established budget guidelines.
- Increase the number of qualified vendors in the region.
- Manage costs around engagement of external construction management teams.
- The PM should assist the team in providing budgetary guidance to the investment team to help with deal creation and overall understanding of total cost and project schedule.
- Administer and track tenant improvement allowances and oversee construction of tenant improvements.
- Input timely project & budgetary updates along with respective backup documentation.
QUALIFICATIONS
- 5-7 years of commercial construction experience required.
- Ability to communicate effectively with all project stakeholders
- Experience with project management software, Yardi, Adobe Acrobat, and Microsoft Office Suite with a strong emphasis on Excel.
- Must possess a highly developed acumen in problem solving, communication, organization, and business analytics
- BA/BS in construction management, construction/building science, engineering or architecture and design strongly preferred
- The candidate will have a strong background in industrial building development, design, and construction with an emphasis on ground-up development.
- Ability to review and comprehend construction and lease documents, contracts, AIA documents, and other related construction draw forms
