POSITION SUMMARY

The Project Manager is responsible for overseeing day-to-day operations of a construction project from the planning stage to project completion and support the Superintendent and RCH Builders in the successful completion of assigned projects. The Project Manager is responsible for collaborating with clients, architects, engineers and trade partners in planning, budgeting, resource allocation, and providing timely completion of the project.They are also responsible for setting and controlling the budget and scope of work and ensure project delivery is completed on time and within budget while maintain the expected results.Occasional travel is required.This position reports to Executive Leadership.


ESSENTIAL FUNCTIONS & RESPONSIBILITIES

  • Obtain permits and licenses from appropriate authorities.
  • Plan and organize all work on the project site to ensure work is completed in accordance with the contract documents.
  • Quality control.
  • Review all project tasks for conformance to OSHA and other safety policies to ensure a proper and safe work environment and timely report any issues.
  • Thorough review, submission, approval, and implementation of project submittals to ensure products meet contract specifications.
  • Negotiate pricing with subcontractors and suppliers.
  • Supervise all contractor work ensuring timely and cost-effective implementation.
  • Always represent RCH Builders in a professional manner.
  • Project cost tracking and forecasting.
  • Determine required resources (manpower, materials, and equipment) from start to finish with attention to budgetary requirements.
  • Thorough review construction documents and contract documents.
  • Coordinate and communicate with clients, subcontractors, design consultants, inspectors, and local regulatory authorities.
  • Work collaboratively with Project Executives, project team members, field staff, and trade partners.
  • Hold regular client meetings for progress updates (typically weekly or bi-weekly).
  • Prepare, review, and track project submittals.
  • Collaborate with client and design team to determine the scope of the project.
  • Create bid forms and scope clarifications for bidders.
  • Plan all construction operations and schedule intermediate phases and milestones to ensure deadlines are met.
  • Build and update project schedules regularly along with the project Superintendent.
  • Typical expected hours:7:30am – 5:00pm Monday through Friday.Work outside of these hours as required to keep up with tasks.May take off early when work is caught up.
  • Design/markups when required – including notes, basic floor plans and guidance to client on selection of finishes when required.
  • Evaluate progress and prepare detailed reports when required.
  • Create project estimates and prepare proposals and quotes.
  • Price and track change orders.


QUALIFICATIONS

  • Must be dependable.
  • Minimum 4 years experience as a Project Engineer, Assistant Project Manager, Project Manager, or equivalent role in the construction industry.
  • Must be able to read plans and specifications and interpret submittals against design documents.
  • Proficiency with basic computer programs (email, MS word, Excel, Microsoft Project and cloud-based project management software).
  • Must take initiative.
  • Must be proficient and willing to work in a teamwork environment.
  • Must have a firm understanding of the construction industry, job safety requirements, planning and scheduling, building trades, and sequencing of work, and relevant technology.
  • Excellent verbal and written communication skills.

PHYSICAL DEMANDS

Physical demands described here are representative of those that must be met by an employee, with or without reasonable accommodations, to successfully perform the essential functions of this job. While performing the duties of this job the employee may be exposed to conditions that include weather such as heat and/or humidity and cold, fumes or airborne particles, exposure to dust and asphalt, and moving mechanical parts.There may be occasional exposure to toxic or caustic chemicals.Conditions can also include risk of electrical shock and risk of vibration.The noise level in the work environment can often be loud.


The Project Manager is regularly required to:

·Walk, climb stairs, sit, and stand.

·Talk and hear at normal levels.

·See with close vision, distance vision, color vision, peripheral vision, depth perception, and have the ability to adjust focus.

·Reach with hands and arms.

·Use hands, fingers, and feet to operate tools and other business machines and equipment.

·Lift and/or move up to 50 lbs.
