Position Summary

Responsible for the day to day management of planning, design and construction of capital projects to assure their completion within the time, quality, budgetary, and code compliance standards of the Institution. This role also ensures the on-time and cost effective completion of politically sensitive, high priority construction projects.

Job Responsibilities

  • Makes periodic visits to project sites and performs ongoing evaluations of contract work; takes remedial actions as required. Processes and approves payment requisitions to consultants and contractors, field orders, change orders, etc.
  • Manages capital projects including new construction & renovations at owned or leased properties. Supervises the process of design, prepares proposals, takes bids/negotiates contracts; prepares budgets/schedules & analyzes costs.
  • Coordinates with furniture, art consultant and signage vendors for the selection and subsequent delivery and installation of items. Ensures that areas are complete and ready to receive items in concert with established procurement schedules.
  • Expedites contractor submissions. Arranges & conducts periodic project progress status & financial reports. Arranges shut-downs & utility disruptions. Makes alternative arrangements for services to users.
  • Coordinates with Info Tech Services during the design phase to ensure proper IT standards are being planned for, during construction to ensure coordination between other trades, and during close out to ensure all approvals & signoffs are obtained/recorded.
  • Ensures that the receipt, storage, warranty and installation of products comply with institutional requirements. Coordinates the timely receipt and delivery of all owners' manuals with distribution of the manuals to the appropriate parties.
  • Arranges for the planning, design and construction of collateral moves and swing space relocations necessitated by construction. Takes day-to-day lead in orchestrating logistics of construction around site and buildings.
  • Assesses common design & construction standards; works with Engineering & Maintenance/project engineers/commissioning agents to develop specifications for MEP/HVAC systems ensuring proper power requirements, connectivity & existing building systems.
  • Coordinates with Environmental Health and Safety during the design and construction phases to ensure proper safety standards are being planned for and adhered to, and during close out to ensure all applicable approvals/signoffs are obtained and recorded.
  • Conducts day-to-day management of processes to obtain regulatory agency approvals; ensures compliance with environmental safety codes and government regulation.

Education

  • Bachelor's Degree in related field

Experience

Bachelor's degree in Construction Management, Architecture or Engineering is preferred.

Approximately 5-10 years of experience in design and/or project management experience.

Prior related experience on higher education, research and or healthcare projects is desired.

Knowledge of scheduling applications is a plus.

Knowledge, Skills and Abilities

  • Excellent organizational, verbal , and written communication skills required with all levels - from staff to upper management.
  • Ability to manage and direct in-house staff, consultants and contractors.
  • Ability to develop technical specifications, estimates, and negotiate equipment and construction costs.
  • Proficiency in the use of computers for multiple business applications.

Periodic work in clinical, lab or animal research areas is required.

Work both indoors and outdoors construction sites.
